Maintenance Assistant

The Maintenance Assistant is responsible for assisting with the maintenance, repair, cleaning, and upkeep of the physical structures, equipment, and grounds throughout The Orchards at Foxcrest. This position helps ensure our buildings remain safe, clean, comfortable, and well-maintained for our residents, families, visitors, and staff.

Essential Responsibilities

  • Assist with general maintenance and repairs throughout The Orchards, including painting, masonry, woodwork, furnishings, wiring, plumbing, and HVAC systems.
  • Respond to maintenance needs and adjust work priorities as projects or facility needs change.
  • Provide technical assistance and support when requested.
  • Follow and maintain The Orchards' organization-wide safety standards and procedures.
  • Assist with general cleaning and upkeep of resident rooms, public spaces, dining rooms, staff areas, entrances, hard floors, and carpeted areas.
  • Perform special cleaning and maintenance projects, including floor stripping and waxing, carpet extraction, spring cleaning, and other facility projects.
  • Assist with coordinating workload, tools, equipment, and supplies to complete projects efficiently and effectively.
  • Complete required documentation related to facility maintenance, safety, and regulatory requirements.
  • Maintain a courteous and professional approach when interacting with residents, families, visitors, and staff.
  • Perform grounds maintenance, including mowing, trimming hedges, removing weeds, raking leaves, and disposing of refuse.
  • Assist with maintaining relationships with vendors providing supplies, parts, utilities, and services.
  • Verify that materials and supplies received match vendor invoices.
  • Make recommendations regarding working conditions, equipment, and procedures to improve efficiency and effectiveness.
  • Maintain a safe and clean work environment.
  • Perform other duties as assigned.

Qualifications

  • High school diploma or equivalent required.
  • Minimum of two years of related maintenance experience preferred.
  • Experience in building maintenance, facility maintenance, HVAC, plumbing, electrical, grounds maintenance, or general repair preferred.
  • Healthcare, long-term care, senior living, hospitality, or commercial facility experience preferred.
  • Ability to read and follow safety rules, operating instructions, maintenance manuals, blueprints, schematics, and technical procedures.
  • Strong problem-solving and organizational skills.
  • Ability to prioritize multiple maintenance requests and complete work in a timely manner.
  • Ability to communicate effectively and professionally with residents, families, employees, vendors, contractors, and management.
  • Ability to work independently while also functioning effectively as part of a team.
  • Completion of required annual state-mandated training and in-service education.

Physical Requirements

  • Ability to walk throughout The Orchards' buildings and grounds for extended periods.
  • Ability to stand, walk, bend, stoop, kneel, crouch, crawl, reach, and climb ladders while performing maintenance and repair duties.
  • Ability to work at heights and in confined or difficult-to-access areas when necessary.
  • Ability to safely operate maintenance tools, equipment, and machinery.
  • Ability to lift and/or move up to 50 pounds, including tools, equipment, paint, materials, and supplies.
  • Ability to use hands and fingers to operate tools, repair equipment, and use computers and telephones.
  • Ability to recognize and interpret colors when working with paint, wiring, landscaping, and other facility materials.
  • Ability to maintain visual and hearing abilities necessary to safely perform maintenance duties and communicate with residents and staff.
  • Ability to work indoors and outdoors and tolerate varying temperatures and weather conditions.

Work Environment

This position works throughout The Orchards at Foxcrest, including resident rooms, common areas, mechanical and equipment rooms, kitchens, grounds, and other facility areas.

The Maintenance Assistant may be exposed to moving mechanical parts, electrical systems, cleaning chemicals, fumes, airborne particles, wet or humid conditions, extreme temperatures, outdoor weather, elevated work areas, and machinery vibration. The position requires the use of appropriate safety precautions and personal protective equipment when necessary.

Noise levels may range from quiet in resident areas to loud in equipment rooms, maintenance areas, kitchens, and outdoor work environments.
