Position Title: Maintenance Supervisor

Position Summary
The Maintenance Supervisor is responsible for overseeing the daily operation, maintenance, repair, and safety of the property's facilities, equipment, and building systems. This role supervises maintenance team members, coordinates preventive maintenance programs, ensures compliance with safety regulations, and maintains a high standard of appearance and functionality throughout the property. The Maintenance Supervisor plays a key role in delivering an exceptional guest and employee experience by ensuring facilities are safe, clean, and in excellent operating condition.
Key Responsibilities
Maintenance Operations
- Supervise, schedule, and coordinate daily maintenance activities.
- Perform and oversee repairs related to HVAC, plumbing, electrical, carpentry, painting, and general building maintenance.
- Maintain pools, mechanical systems, common areas, guest accommodations, and exterior facilities as applicable.
- Respond promptly to maintenance requests and emergency situations.
- Ensure all work orders are completed accurately and in a timely manner.
Preventive Maintenance
- Develop and manage a preventive maintenance program for all building systems and equipment.
- Conduct regular inspections to identify repair needs and potential safety concerns.
- Maintain maintenance logs, inspection records, and equipment service histories.
- Monitor system performance and recommend capital improvements when necessary.
Team Leadership
- Supervise, train, coach, and evaluate maintenance staff.
- Foster a culture of safety, accountability, and excellent service.
- Schedule team members to ensure adequate coverage, including weekends, holidays, and emergency response needs.
- Assist with recruiting and onboarding maintenance personnel.
Vendor & Contractor Management
- Coordinate and oversee third-party contractors and service providers.
- Obtain quotes, manage service agreements, and ensure quality workmanship.
- Verify contractor compliance with property policies and safety standards.
Safety & Compliance
- Ensure compliance with OSHA, local building codes, fire regulations, and company policies.
- Conduct regular safety inspections and corrective actions.
- Maintain emergency preparedness procedures and equipment.
- Ensure proper handling and storage of chemicals, tools, and maintenance supplies.
Budget & Inventory Management
- Assist in developing and managing departmental budgets.
- Control maintenance expenses while maintaining service standards.
- Manage inventory of tools, parts, equipment, and supplies.
- Order materials and maintain cost-effective purchasing practices.
Qualifications
Required
- High school diploma or equivalent.
- Minimum 3–5 years of maintenance experience in hospitality, residential, commercial, or facility management.
- Minimum 1–2 years of supervisory or leadership experience.
- Strong knowledge of HVAC, plumbing, electrical, mechanical, and building systems.
- Ability to read and interpret technical manuals, blueprints, and schematics.
- Valid driver's license.
Preferred
- Technical certification, trade school training, or related degree.
- HVAC, EPA, CPO, or other industry certifications.
- Experience in hotel, resort, condominium, or multifamily property maintenance.

Physical Requirements
- Ability to lift up to 50 pounds regularly.
- Frequent standing, walking, climbing ladders, bending, and reaching.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to respond to emergencies outside normal working hours when required.
