Position Snapshot
Employment Type: Full-time, non-exempt hourly — Monday through Friday, 8am–5pm, with optional overtime
Location: Schaumburg, IL — daily travel across Northwest Chicago suburbs and Northwest Indiana
Pay Rate: Up to $53/hr, depending on experience
Schedule: Consistent daytime hours — emergency after-hours calls on an as-needed basis
Certification: EPA certification preferred; 7+ years of field experience with boilers and central forced air required

About the Role

This is a Lead Technician role covering residential apartment communities, which means real variety in your day — furnaces, heat pumps, chillers, boilers, air handlers, humidification systems, and more across a managed portfolio of properties. You'll work independently across multiple sites, managing your own schedule and priorities in coordination with the Director of Maintenance, without anyone micromanaging every service call.
The hours are predictable — 8 to 5, Monday through Friday — with emergency after-hours calls on an as-needed basis rather than a rotating on-call grind. Responsibilities
Preventive Maintenance & System Upkeep
Perform preventive maintenance on HVAC equipment across multiple apartment community sites
Maintain and service furnaces, heat pumps, chillers, boilers, air conditioning units, ventilation systems, air quality systems, compressors, and humidification systems
Complete mechanical repairs and replacements to HVAC and HVAC-related plumbing
Maintain accurate records of all preventive maintenance and completed work orders
Diagnostics & Repair
Diagnose and troubleshoot system malfunctions, applying the appropriate repair or replacement method
Recharge refrigerant levels and check for leaks in compliance with EPA regulations
Respond to emergency HVAC maintenance issues in a timely manner
Know when to escalate issues to management and communicate effectively throughout
Resident & Community Relations
Complete service requests efficiently and to the satisfaction of residents
Maintain a courteous and professional demeanor with residents, prospective residents, coworkers, and vendors
Respect residents' personal property when working inside units
Wear company-approved apparel and use floor savers when entering resident spaces
Administrative & Safety
Communicate daily with the property office on the progress of service requests
Identify and report safety concerns, hazardous conditions, or maintenance needs to management
Follow all health, safety, and PPE guidelines at all times
Safely operate community equipment including golf carts, ladders, and electric and rotary tools
Coordinate daily and weekly schedule with the Director of Maintenance/Construction
Learn and comply with all applicable industry legal requirements, including federal and local Fair Housing regulations
Required Qualifications
High school diploma or GED equivalent
Minimum 5+ years of hands-on HVAC field experience, with demonstrated expertise in boiler and central forced air system repair and replacement
Strong troubleshooting and diagnostic skills across a full range of HVAC and refrigeration equipment
Ability to work independently, prioritize multiple service requests, and manage a daily site schedule
Team-oriented, dependable, resourceful, and results-driven
Strong written and verbal communication skills
Valid driver's license with a clean driving record and current, valid automobile insurance
Preferred Qualifications
EPA certification (Universal or 608)
Experience across mixed HVAC systems: heat pumps, chillers, boilers, air handlers, compressors, and humidification
Familiarity with multi-site residential or property management environments
Physical Requirements
Lift and carry up to 45 lbs independently; up to 80 lbs with a teammate
Push and/or pull appliances using an appliance dolly up to 200 lbs
Bend, stoop, climb stairs, kneel, reach above shoulder height, walk, and twist throughout the workday
Normal range of vision, hearing, and speech required
