SUMMARY: The Assistant Property Manager will be responsible for the day-to-day leasing and operational aspects of the property
DUTIES AND RESPONSIBILITIES:
Financial and Administrative:
Ensure that all rents and late fees/check charges are collected, posted, and deposited in a timely manner.
- Keep all resident ledgers accurate noting any discrepancies in the resident activity
- Process paperwork and certified notices for residents.
- Comply with anti-discrimination laws are adhered regarding Fair Housing Regulations
- Deposit rental checks into One Site and prepare bank deposits.
- Print or send maintenance work orders and once completed with maintenance finish in system.
- First point of contact with residents and their concerns.
- Maintain an open line of communication with all members of the team.
- Performs other related duties as assigned by management
Leasing:
- Ensure that the property is rented to the fullest capacity by building positive relationships with prospective residents
- Utilize marketing strategies and verify all online advertising sources are accurate in order to secure prospective residents.
- Greet all prospective traffic with a friendly attitude and be ready to give a quote and tout the property tours with prospects. Ask the prospect to apply for the apartment.
- Continually monitor and analyze traffic logs, renewal information, marketing data, renters’ insurance, etc., to be able to give up-to-date and proper information when requested by others.
- Collect, input and verify all documentation for applications before the leases are prepared for move in.
- Perform all procedures for approving applicants including verifying rental income, criminal and sexual predator documentation and ensuring renters insurance accuracy in system during the application process
- Inspect apartments for cleanliness and repairs prior to showings and before move ins.
- Prepare move in paperwork including keys, parking permits and remotes.
- Confirm all leases and corresponding paperwork are completed and inputted into OneSite accurately and on a timely basis.
- Ensure that current resident files are properly maintained and uploaded into proper accounts.
- Generate, email and distribute renewal letters.
SUPERVISORY RESPONSIBILITIES:
Assistant Manager will take on Managerial responsibilities if the manager is not available.
QUALIFICATIONS:
- No prior experience or training.
- High school diploma or general education degree (GED), or one to three months related experience and/or training, or equivalent combination of education and experience.
- Computer skills required: Microsoft Office; Payroll Systems
