Position Title: Commercial Property Manager

Location: Sacramento, CA 95811 (On-site)

Job type: Direct Hire, Permanent role

Salary range:

  • $120,000-$130,000 annually, based on experience and qualifications.

  • Benefits: Paid Time Off: 3 weeks of paid vacation; a retirement plan is available; medical benefits are not provided.

  • Travel Reimbursement: Auto allowance or mileage reimbursement available.

Overview: Seeking an experienced professional passionate about property management. Our Client is a 30-year-old real estate investment company with an office in Midtown Sacramento. The portfolio extends north and west of the city and includes one property in Davis. The company manages the portfolio in all respects and is committed to forming successful relationships with our tenants, employees, and vendors. We are a small company with less than 10 employees. Visiting portfolio properties involves driving, walking, and climbing stairs and ladders.

Qualifications:

  • Must have at least 5 years of lease administration experience in commercial property management.

  • Knowledge of Yardi software is a plus.

  • Proficient in MS Word and Excel.

  • Active Driver's License.

Key Responsibilities:

Staff Management

  • Supervise and coordinate daily activities of property management staff, ensuring attendance, productivity, and a collaborative team environment.

  • Address personnel concerns and escalate human resources matters to company leadership as appropriate.

Leasing & Tenant Relations

  • Oversee leasing activities by managing broker relationships, marketing vacancies, showing available units, negotiating lease terms, and coordinating tenant move-ins.

  • Prepare and distribute lease renewal notices in collaboration with company principals.

  • Build and maintain positive tenant relationships by responding promptly to inquiries, concerns, and service requests.

Lease Administration

  • Administer commercial lease agreements and ensure compliance with lease terms.

  • Monitor lease obligations and communicate with tenants regarding any lease violations or compliance issues.

Financial Operations

  • Partner with the onsite Bookkeeper and Controller to oversee accounts payable and accounts receivable functions.

  • Review and approve invoices, payment requests, property coding, and annual CAM reconciliations.

  • Monitor tenant accounts, review aging reports, oversee rent increases, assess late fees, and coordinate collection of past-due balances.

  • Resolve utility billing and service issues while ensuring accurate financial recordkeeping and payment processing.

Collaboration & Communication

  • Maintain regular communication with company leadership, the onsite Bookkeeper, and the Controller to support efficient property operations and financial oversight.
