Job DescriptionPosition Summary

Amber Court of Elizabeth is seeking an experienced and hands-on Maintenance Director to oversee the maintenance, safety, and physical plant operations of our assisted living community.

The Maintenance Director is responsible for ensuring a safe, comfortable, and well-maintained environment for our residents, visitors, and employees. This position requires strong technical knowledge, exceptional problem-solving skills, and the ability to respond quickly to building emergencies. The ideal candidate will have extensive experience with HVAC systems and preventive maintenance in a healthcare, assisted living, long-term care, or commercial facility setting.

Essential ResponsibilitiesBuilding Operations

  • Oversee the daily operation and maintenance of the community's physical plant.

  • Maintain all building systems in safe and efficient working order.

  • Perform routine inspections of the interior and exterior of the community.

  • Coordinate and complete preventative maintenance programs.

  • Respond promptly to maintenance requests from residents and staff.

  • Ensure resident apartments are prepared for admissions and turnovers.

HVAC Systems

  • Troubleshoot, repair, and maintain commercial HVAC systems.

  • Monitor heating, ventilation, and air conditioning systems to ensure resident comfort.

  • Coordinate major HVAC repairs with outside vendors when necessary.

  • Maintain HVAC maintenance logs and preventative maintenance schedules.

Safety & Regulatory Compliance

  • Ensure compliance with all applicable federal, state, local, and Department of Health regulations.

  • Maintain life safety systems including fire alarms, emergency lighting, sprinkler systems, generators, and fire extinguishers.

  • Conduct routine environmental rounds and identify safety hazards.

  • Participate in Department of Health surveys and regulatory inspections.

  • Maintain required maintenance documentation and inspection logs.

Emergency Preparedness

  • Serve as the primary on-call contact for building emergencies outside of normal business hours.

  • Respond to emergencies including HVAC failures, plumbing issues, electrical outages, floods, fire alarms, and other urgent building concerns.

  • Participate in emergency preparedness drills and disaster planning.

Vendor Management

  • Coordinate work performed by outside contractors and service providers.

  • Obtain quotes and assist with vendor selection.

  • Monitor contractor performance and ensure work is completed to company standards.

Preventative Maintenance

  • Develop and maintain preventative maintenance schedules for all building equipment.

  • Maintain accurate records of inspections, repairs, and service contracts.

  • Ensure equipment warranties and maintenance agreements remain current.

Team Collaboration

  • Work closely with the Executive Director and department heads to prioritize maintenance needs.

  • Support resident satisfaction by responding promptly and professionally to maintenance concerns.

  • Maintain positive working relationships with residents, families, vendors, and employees.

Qualifications

  • Minimum of three years of maintenance leadership experience in assisted living, healthcare, long-term care, hospitality, or commercial facilities.

  • Demonstrated experience with commercial HVAC systems is required.

  • Working knowledge of plumbing, electrical, carpentry, painting, and general building maintenance.

  • Experience maintaining life safety systems and emergency equipment.

  • Ability to read blueprints, manuals, and technical specifications is preferred.

  • Valid driver's license preferred.

  • Ability to prioritize multiple projects in a fast-paced environment.

  • Strong communication and customer service skills.

  • Ability to work independently while collaborating with the leadership team.

  • Knowledge of OSHA safety standards and Department of Health regulations.

Physical Requirements

  • Ability to lift up to 75 pounds.

  • Frequently stand, walk, bend, kneel, climb ladders, and work in confined spaces.

  • Ability to work indoors and outdoors in varying weather conditions.

  • Ability to safely operate maintenance tools and equipment.

Schedule

  • Monday through Friday

  • Full-Time

  • On-call evenings, weekends, and holidays for emergency maintenance situations
