Job DescriptionMaintenance Tech Lead IPosition Summary
We are seeking a skilled and dependable Maintenance Tech Lead I to join our property management team. This role is responsible for maintaining the property's appearance, functionality, and safety while providing technical guidance and support to Maintenance Technician I team members. The ideal candidate has strong experience in apartment or multifamily maintenance, including HVAC, plumbing, electrical, carpentry, appliance repair, and general building maintenance.
This position requires participation in an on-call rotation to respond to after-hours maintenance emergencies.
Key ResponsibilitiesMaintenance Operations

Perform preventive, routine, and emergency maintenance on apartment homes and community facilities.

Complete work orders involving HVAC, plumbing, electrical, drywall, carpentry, painting, masonry, appliance repair, and general maintenance.

Perform apartment turns and prepare units for new residents.
-
Troubleshoot and repair maintenance issues efficiently with minimal outside contractor assistance.

Maintain maintenance shops, equipment, tools, and inventory.
-
Report inventory needs for maintenance supplies and replacement parts.

Ensure all work is completed safely, accurately, and in compliance with company standards.
Team Leadership

Assign daily tasks to Maintenance Technician I team members.

Inspect and audit completed work to ensure quality standards.

Train and mentor technicians in maintenance best practices and safety procedures.
-
Provide technical guidance for more complex maintenance repairs.
Property Appearance
-
Maintain exceptional curb appeal throughout the community.
-
Inspect grounds regularly and promptly address maintenance and safety concerns.
-
Assist with community improvement projects as needed.
Resident Service
-
Deliver outstanding customer service to residents.
-
Respond to maintenance requests professionally and promptly.
-
Assist with resident retention by providing quality service and effective communication.
Safety & Compliance
-
Follow all company policies and applicable federal, state, and local regulations, including OSHA, ADA, and Fair Housing requirements.

Identify and correct unsafe conditions.
-
Maintain a safe working environment and proper use of tools and equipment.
Administrative Duties
-
Complete maintenance reports and work order documentation accurately.
-
Support the management team with additional operational responsibilities as assigned.
QualificationsEducation & Experience
-
High school diploma or GED required.
-
Minimum of two years of apartment maintenance, construction, or related maintenance experience, or an equivalent combination of education and experience.

Previous lead or mentoring experience is preferred.

Pool Certification preferred.
Work Schedule
-
Full-time (40+ hours per week).
-
Weekend work and participation in an on-call rotation are required.
-
Schedule may vary based on business needs.
Physical Requirements
-
Frequently lift up to 75 pounds and occasionally up to 150 pounds with assistance when necessary.

Regularly stand, walk, bend, kneel, climb ladders and stairs, reach, push, pull, and use hand and power tools.

Work indoors and outdoors in varying weather conditions.
Work Environment
This position regularly works outdoors and may be exposed to moving mechanical equipment, electrical hazards, chemicals, dust, noise, and changing weather conditions while performing maintenance duties.
Travel
Occasional travel within the Southern California region may be required.
