General Manager - Property Management
Job Description
Job Description
We are seeking a high-level General Manager to lead our day-to-day operations and treat this business as if it were their own. You will be overseeing a portfolio of multi-family, commercial, and single-family properties across the Flathead Valley.
You will lead a small team of property managers, manage properties directly, and refine our operational systems. The ideal candidate is someone who can pivot from financial analysis to client management to troubleshooting a maintenance emergency without missing a beat.
Key Responsibilities
- Team Leadership: Oversee and work with a team of property managers. You will be responsible for the performance, accountability, and growth of the team.
- Operational Oversight: Manage the full lifecycle of the business, including leasing, tenant relations, maintenance coordination, client reporting, and owner reporting.
- Portfolio Management: Directly manage a select portion of the portfolio while ensuring the entire company’s assets (multi-family, commercial, and SFR) are performing optimally.
- Ownership Mindset: Weigh in on high-level decisions with the owners regarding business expenses, vendor contracts, and client retention. You are the final point of escalation for staff and tenants.
- Compliance & Strategy: Ensure all operations comply with Montana Landlord-Tenant Law and Fair Housing regulations. Identify opportunities to grow the portfolio and improve the company’s bottom line.
Key Financial Responsibilities:
- Owner Reporting: Oversee the accuracy of monthly owner reports and provide high-level financial analysis for complex multi-family and commercial assets.
- Financial Stewardship: Collaborate with the business owners to set annual budgets; monitor P&L statements for the business, and identify areas to reduce overhead and increase ancillary income without sacrificing service quality. Ensure the company and the properties it manages stay on track.
- Audit & Oversight: Regularly work with the bookkeeper to review operating accounts, trust accounts and corporate financials to ensure accuracy and fiscal responsibility.
Qualifications
- Experience: 3+ years in Property Management or real estate based business, with at least 2 years in a supervisory or leadership role.
- Financial Literacy: Strong proficiency in reading and interpreting financial statements, including P&Ls, Balance Sheets, and Cash Flow reports. You must be able to explain financial variances to property owners and make data-driven decisions for the business.
- Versatility: Proven experience managing multi-family (primary focus), commercial, and single-family assets.
- Licensing: Current Montana Property Management License (or the ability to obtain one immediately) is required.
- Local Knowledge: Deep familiarity with the Flathead Valley rental real estate market.
- Tech Savvy: Proficiency in property management software (AppFolio, Yardi, Buildium, or similar) and standard office suites.
Who You Are
- You are a "fixer" who thrives on solving complex problems independently.
- You possess a high degree of emotional intelligence, able to manage tough conversations with both owners and tenants.
- You are organized enough to manage a multi-family complex but flexible enough to handle the unpredictability of property management.
Why Join Us?
- Compensation: $55,000 - $80,000 (Base + % of net income bonus structure). Unlike standard management roles, a key piece of your compensation is tied to your success. As you improve the business's efficiency, growth, and profitability, your earnings increase.
- Network: Add valuable connections through running a business in one of the most beautiful, high growth regions in the country.
- A Seat at the Table: Work directly with the owners to influence the long-term direction of the company’s portfolio and growth.
