Role Summary
Lakeview Georgia Apartments is seeking a dedicated and skilled Maintenance Technician to oversee the physical upkeep of our residential community. The ideal candidate will be a safety-conscious professional with a strong technical background in HVAC, plumbing, and general facility maintenance. You will play a critical role in ensuring resident satisfaction by providing timely repairs and maintaining high standards for unit readiness and property appearance.
Key Responsibilities
HVAC Maintenance & Repair
- Conduct comprehensive evaluations of HVAC systems and troubleshoot mechanical failures.
- Perform preventative maintenance to ensure all residential units remain operational and efficient.
- Maintain valid HVAC certifications and adhere to strict safety protocols during all service calls.
Plumbing & General Systems
- Diagnose and repair plumbing leaks, install various fixtures, and maintain the integrity of water distribution systems.
- Perform minor electrical work and basic structural repairs to maintain property condition.
- Ensure that all trash and debris is cleared on the property to maintain a clean and safe environment.
Unit Turns & Readiness
- Execute unit turnover tasks to ensure vacant apartments are ready for new residents within designated timelines.
- Manage painting, minor repairs, and the coordination of professional cleaning services.
Safety, Compliance & Administration
- Adhere strictly to OSHA, Lockout/Tagout (LOTO), and Personal Protective Equipment (PPE) protocols.
- Ensure all repairs and property conditions meet building codes and HUD compliance standards.
- Use digital systems, mobile apps, or property management software to document work orders, track inventory, and report material usage.
- Perform other duties as needed to support property improvement and community operations.
Qualifications & Requirements
Experience
Proven experience in facilities maintenance, preferably in an apartment or residential setting.
Certifications
Valid HVAC certifications are highly preferred.
Technical Skills
Ability to read blueprints/diagrams and safely use standard trade tools.
Digital Literacy
Proficiency in using spreadsheets and mobile applications for administrative tasks.
Soft Skills
Strong communication skills and a professional demeanor when interacting with tenants.
Licensing
Must possess a valid driver’s license.
Work Ethic
Demonstrates punctuality, reliability, and takes pride in delivering high-quality work.
Physical Demands
- Ability to remain efficient during emergency situations, such as water leaks or system failures.
- Capability to perform groundskeeping and general physical labor to maintain property standards.
