We are seeking an experienced On-Site Property Manager to lead a large apartment community in Indianapolis. You will own the community's day-to-day performance, from occupancy and renewals to resident satisfaction. You'll lead a leasing team and work closely with our maintenance coordinator. This role is a strong fit for a multifamily professional who knows how to run a large community and wants room to grow.
Key Responsibilities
- Lead, coach, and supervise the leasing team, including tours, applications, and resident screening
- Drive occupancy and leasing velocity through marketing plans, open houses, and social media
- Manage renewals, lease negotiations, and notices to vacate in line with company policy
- Monitor rent collections and delinquency, and enforce lease terms consistently
- Resolve resident concerns and conflicts professionally, and promote a positive community culture
- Partner with the maintenance coordinator to keep service requests and turns on schedule
- Ensure compliance with Fair Housing and Indiana landlord-tenant laws
Qualifications
- 3+ years of multifamily property management experience. Experience at communities of 600+ units is strongly preferred.
- Proven success in leasing, renewals, and resident retention
- Strong knowledge of Fair Housing and landlord-tenant regulations
- Excellent organization, conflict resolution, and negotiation skills
- Bilingual (English/Spanish) preferred but not required
