Pathway Talent Partners is partnering with a growing residential real estate organization in Eau Claire, Wisconsin to identify a Property Manager who can drive operational excellence, maximize property performance, and deliver an outstanding resident experience.

This is an onsite leadership opportunity for an experienced multifamily property management professional who enjoys balancing financial performance, resident relations, leasing strategy, and property operations. The ideal candidate is highly organized, proactive, data-driven, and committed to maintaining well-run communities while supporting long-term asset growth.

Position Overview

The Property Manager is responsible for the overall performance, operations, and financial success of a portfolio of multifamily residential properties. This role focuses on optimizing occupancy, growing rental revenue, enhancing resident satisfaction, and protecting asset value through strong operational leadership and strategic decision-making.

Success in this role requires the ability to manage competing priorities, analyze property performance data, build positive resident relationships, and collaborate effectively with maintenance teams, vendors, and ownership stakeholders.

Key ResponsibilitiesProperty Performance & Financial Management

  • Manage occupancy, lease renewals, and leasing performance across the property portfolio.
  • Monitor market conditions and competitor activity to support rental pricing and revenue optimization strategies.
  • Track and report key performance indicators including occupancy, leasing activity, renewals, and upcoming vacancies.
  • Assist with budgeting, forecasting, financial reporting, and variance analysis.
  • Oversee rent collections, accounts receivable/payable processes, and invoice approvals.
  • Manage operating expenses while maintaining high-quality property standards.
  • Ensure compliance with financial controls and security deposit procedures.

Leasing & Revenue Management

  • Lead leasing efforts to ensure vacant and upcoming units are leased quickly and efficiently.
  • Maintain property listings across advertising and marketing platforms.
  • Oversee the full leasing process, including inquiries, tours, applications, screenings, lease preparation, and move-ins.
  • Monitor leasing pipelines, lease expirations, and renewal opportunities.
  • Implement resident retention strategies that support strong occupancy and minimize turnover.
  • Evaluate leasing performance and identify opportunities for improvement.

Operations & Property Oversight

  • Oversee day-to-day property operations, ensuring communities are professionally maintained.
  • Coordinate maintenance, groundskeeping, cleaning, and vendor services.
  • Conduct regular property inspections and site walks to ensure curb appeal and quality standards.
  • Ensure properties are safe, clean, and market-ready at all times.
  • Maintain compliance with company policies, procedures, and applicable housing regulations.

Resident Experience & Retention

  • Serve as the primary contact for residents and prospective residents.
  • Respond promptly and professionally to resident concerns and service requests.
  • Build strong relationships that contribute to resident satisfaction and long-term retention.
  • Coordinate move-in orientations, inspections, and move-out assessments.
  • Foster a positive community atmosphere and exceptional customer experience.

Maintenance & Vendor Management

  • Schedule and oversee maintenance activities and capital improvement projects.
  • Coordinate third-party vendors, contractors, and service providers.
  • Manage vendor relationships and recurring service agreements.
  • Ensure work is completed on time, within budget, and to quality standards.

Qualifications

  • 3+ years of multifamily property management experience required.
  • Strong understanding of leasing, occupancy strategies, and revenue management.
  • Experience using property management software, preferably Yardi Voyager.
  • Excellent organizational, communication, and customer service skills.
  • Strong financial acumen and ability to interpret property performance metrics.
  • Ability to prioritize responsibilities and perform effectively in a fast-paced environment.
  • Bachelor's degree in Business, Real Estate, Property Management, or a related field preferred.
