Waterford is seeking an experienced Multi-Site Community Manager to lead the day-to-day operations of a value-add Class B portfolio of 630 units spread across (3) assets in driving distance of each other in Hamilton, NJ.

Summary

This role is a supervisory position with the authority, responsibility, and accountability to plan, implement and monitor operations of assigned community/communities.

Responsible for maximizing long-term operating performance, overseeing, and enhancing financial growth and maintaining the physical condition of the community while guiding and growing onsite team members.

This is a hands-on role combining property management and oversight of the maintenance rehabs and renovation responsibilities. Success in this position means improving resident satisfaction, maintaining high occupancy, and supporting NOI growth in partnership with our central office.

The role will be responsible for leading a team to success in areas of leasing, maintenance and repairs, resident relation management, vendor management, and financial reporting.

Essential Functions/Duties/Responsibilities

· Responsible for all operational, marketing, and financial aspects of the properties and for meeting established goals and objectives in those areas.

· Manage team member performance (including contractors)

· Generate traffic to the physical site and applicable social media sites

· Achieve results by facilitating the optimum performance of the property in the areas of:

o Personnel management

o Marketing strategies

o Leasing

o Generate traffic

o Collections

o Resident services

o Maintenance

o Revenue enhancement

o Capital improvements

o Information reporting

o Compliance with all applicable laws and company policies

· Hires, trains, evaluates, motivates, and supervises all on-site team members

· Management and oversite of complex capital expenditure projects.

· Ensures physical condition and maintenance of the community meets applicable standards and expectations of leadership and ownership groups.

· Maintain all records and resident files in an orderly and up-to-date manner

· Uses company timekeeping software to document time and attendance, approving timecard for each pay cycle.

· Performs other duties as assigned.

Competencies/Required Skills/Abilities

· Experience with property management applications Rent Manager preferred

· Certified Apartment Manager, Accredited Apartment Manager, ARM is preferred

· Exceptional oral and written communication skills with internal and external partners and with residents

· Demonstrates professional leadership skills through effective work habits, attitude, inter-personal skills, initiative, and follow-through.

· Manage projects independently or through a team.

· Ability to motivate, inspire, and lead an on-site team.

· Demonstrates ability to work effectively under pressure with multiple and changing priorities and deadlines as evidenced by use of tact, maturity, interpersonal effectiveness, good judgement, and discretion.

· Customer service orientation.

· Strong attention to detail.

· Demonstrates organization and time management skills.

· Ability to influence others.

· Strong negotiation skills.

· Strong marketing strategies to include knowledge of internet and social media.

· Demonstrated experience in leadership and building teams.

· Ability to work weekend as necessary.

· Valid driver’s license required.

Supervisory Responsibilities

· Supervises staff, including interviewing, scheduling, training, planning, assigning, and directing work.

· Appraising performance, rewarding, and disciplining; addressing complaints and resolving problems.

Required/Preferred Education and Experience

· Bachelor’s degree in a related field preferred. Equivalent combination of education and experience will be considered.

· A minimum of 5 years’ experience as a multi-family property manager

· Multi-site manager experience required

· Bilingual Preferred
