Lease-Up Operations
- Establish and organize all maintenance operations prior to resident move-ins.
- Coordinate with construction teams to ensure units are delivered on schedule.
- Complete punch-list items and quality inspections.
- Prepare apartments for occupancy, ensuring they meet company and brand standards.
- Maintain inventory of maintenance supplies, tools, and equipment.
- Develop maintenance procedures, schedules, and documentation for a new community.
Maintenance & Repairs
- Supervise all service requests and ensure timely completion.
- Perform and oversee repairs involving HVAC, plumbing, electrical, appliances, drywall, painting, flooring, carpentry, and general building maintenance.
- Implement and manage preventive maintenance programs.
- Monitor building systems, including HVAC, elevators, fire safety systems, irrigation, lighting, and pool equipment.
- Ensure vacant apartments remain market-ready.
Team Leadership
- Supervise, coach, and train maintenance technicians.
- Schedule daily work assignments and emergency on-call coverage.
- Conduct performance evaluations and provide ongoing feedback.
- Foster a culture focused on customer service, accountability, and safety.
Resident Experience
- Deliver outstanding customer service to residents and prospective residents.
- Respond promptly and professionally to maintenance requests.
- Resolve resident concerns with urgency and professionalism.
- Support resident retention through quality maintenance service.
Vendor & Contractor Management
- Coordinate outside contractors for specialty repairs and warranty work.
- Monitor contractor performance, safety practices, and quality standards.
- Review invoices and ensure services are completed as contracted.
- Assist with warranty tracking during the lease-up period.
Safety & Compliance
- Ensure compliance with OSHA, EPA, Fair Housing, and company safety policies.
- Maintain emergency preparedness procedures.
- Conduct routine property inspections to identify safety concerns.
- Ensure compliance with local, state, and federal regulations.
- Maintain accurate maintenance records and inspection logs.
Budget & Inventory
- Assist in developing and managing the maintenance operating budget.
- Monitor expenses and identify cost-saving opportunities.
- Manage inventory levels and purchasing.
- Control supply costs while maintaining service quality.
Qualifications
- High school diploma or GED required; technical or trade certification preferred.
- Minimum 3–5 years of multifamily maintenance experience.
- At least 2 years of supervisory experience preferred.
- Lease-up or new construction experience strongly preferred.
- EPA Universal Certification required.
- HVAC certification preferred.
- CPO (Certified Pool Operator) certification preferred or ability to obtain.
- Valid driver's license and reliable transportation.
Knowledge & Skills
- Strong knowledge of HVAC, plumbing, electrical, appliances, carpentry, drywall, and painting.
- Experience with property management software (Yardi, RealPage, Entrata, AppFolio, or similar).
- Excellent organizational and time-management skills.
- Strong leadership and communication abilities.
- Ability to prioritize multiple projects in a fast-paced lease-up environment.
- Customer-focused with excellent problem-solving skills.
- Ability to work independently while leading a team.
Physical Requirements
- Ability to lift up to 75 pounds.
- Frequent walking, climbing stairs, bending, kneeling, and standing.
- Ability to work indoors and outdoors in varying weather conditions.
- Availability for rotating on-call responsibilities and emergency response.
