Responsibilities:
- Oversee and coordinate all maintenance and make-ready activities for residential properties.
- Schedule and coordinate repairs with vendors, ensuring completion in line with company standards and budget requirements.
- Review completed work to verify quality and ensure tenant/owner satisfaction.
- Serve as a liaison between tenants, owners, and vendors to ensure transparent, timely updates on work order status.
- Conduct regular property inspections to identify maintenance needs.
- Prepare units for new tenants, ensuring compliance with company standards.
- Maintain accurate records of work orders, repairs, and maintenance schedules.
- Assist in budgeting and forecasting for maintenance expenses.
- Vendor Coordination: locate and interview 3rd Party vendors as necessary.
- Collaborate with property owners to prioritize maintenance requests.
- Ensure safety and compliance with local building codes and regulations.
- Maintain an updated inventory of all property keys. Ensure keys are stored securely and properly labeled for easy access.
- Assist with various office projects as needed.
Requirements:
- Proven experience in property maintenance or facilities management.
- Strong attention to detail, ability to prioritize task efficiently.
- Strong organizational and multitasking skills.
- Excellent communication and interpersonal abilities.
- Knowledge of HVAC, plumbing, electrical systems, and general repair practices.
- Ability to work independently and as part of a team.
- Valid drivers license and reliable transportation.
- Experience with property management software is a plus.
- Professional demeanor and commitment to customer service excellence.
