Job Description

Property Manager - (Affordable Co-ops) New York, NY | On-Site

\n

\n

The Role

\n

A well-established affordable housing owner-operator in New York City is hiring a Property Manager to take full ownership of an assigned portfolio in New York City. The organization focuses on Mitchell-Lama co-ops and similar regulated residential communities, and this person will be the primary point of contact for residents, shareholders, and co-op boards at the property level. Portfolios are manageable by design, roughly 300 to 400 units across one to three properties. Each Property Manager works with a dedicated assistant, and a regional manager and leadership team are available for escalations, capital projects, and anything outside the scope of day-to-day operations.

\n

\n

This is not a corporate real estate or asset management role. It is a hands-on, relationship-driven position for someone who wants to run a property well, knows what that takes, and takes pride in doing it.

\n

\n

What This Role Is, and Is Not

\n

This role is:

\n

    \n
  • A hands-on property management position with genuine ownership over a focused, defined portfolio
  • \n

  • A customer service and relationship-driven job, where clear communication and the ability to handle board dynamics professionally will determine a lot of your success
  • \n

  • Structured with real support, including a dedicated assistant and a regional manager to back you up
  • \n

  • A good fit for someone with a few years of residential property management experience who is ready to operate independently
  • \n

  • An opportunity to make a tangible difference in the communities you serve
  • \n

\n

\n

This role is NOT:

\n

    \n
  • A portfolio-juggling role managing dozens of properties with no bandwidth to do any of them well
  • \n

  • A fit for someone without direct, hands-on residential property management experience in a meaningful capacity
  • \n

  • Remote or hybrid, even partially
  • \n

  • A stepping stone for someone primarily interested in development, asset management, or corporate real estate
  • \n

\n

\n

Required Experience & Traits

\n

    \n
  • 2 to 6 years of residential property management experience, with real responsibility for operations, staff, and residents
  • \n

  • Comfortable managing maintenance and administrative staff, holding people accountable, and keeping daily operations on track
  • \n

  • Strong communication and customer service skills, including the ability to handle difficult conversations with residents and board members professionally
  • \n

  • Experience working with or reporting to co-op or condo boards, or a clear working understanding of how board governance operates in practice
  • \n

  • Sound judgment about when to handle something independently and when to escalate
  • \n

  • Familiarity with Mitchell-Lama, HDFC co-ops, affordable housing regulations, or similar programs is helpful but not required if you have solid fundamentals and can learn the specifics
  • \n

  • An assistant property manager with substantial hands-on responsibility and strong references will be considered
  • \n

\n

\n

Key Responsibilities

\n

Day-to-Day Operations

\n

    \n
  • Manage all aspects of assigned property operations, keeping daily priorities moving and longer-term goals on track
  • \n

  • Oversee restoration of vacant units and manage applicant screening and waiting list administration
  • \n

  • Process accounts payable and manage accounts receivable
  • \n

\n

Staff Supervision

\n

    \n
  • Supervise on-site maintenance and administrative staff, setting clear expectations and ensuring consistent performance
  • \n

  • Coordinate with the assigned assistant to maintain coverage and operational continuity
  • \n

\n

Resident & Board Relations

\n

    \n
  • Serve as the primary point of contact for residents and shareholders, resolving complaints and issues with professionalism and responsiveness
  • \n

  • Build and maintain constructive working relationships with co-op boards, attend board meetings as needed (including evening meetings), and handle board communications with tact and clarity
  • \n

\n

Capital Projects & Compliance

\n

    \n
  • Monitor capital improvement projects and contractor performance, ensuring work progresses on schedule and within scope
  • \n

  • Identify issues that require leadership support, such as major capital work, financing questions, or legal matters, and coordinate accordingly
  • \n

  • Maintain compliance with applicable regulations, including Mitchell-Lama program requirements where relevant
  • \n

\n

Reporting & Accountability

\n

    \n
  • Complete regular status reports and track property goals, flagging issues before they become problems
  • \n

  • Keep accurate records and documentation across operational, financial, and compliance functions
  • \n

\n

\n

Compensation

\n

    \n
  • Base salary: $75,000 to $90,000, depending on experience
  • \n

  • Benefits include medical, dental, and vision coverage, with the employer contributing toward medical premiums
  • \n

  • 401(k) plan available (no employer match currently)
  • \n
