Job Description Job Title: Assistant Superintendent – Multifamily Residential Community
Location: Monmouth County, New Jersey (Spring Lake Heights & Red Bank)
Schedule: Full-Time | Overtime
Reports To: Superintendent
Position Overview:We are looking for a dependable, skilled Assistant Superintendents to support the daily operations and maintenance of a well-established multifamily residential properties located in Monmouth County, NJ. This role is primarily responsible for performing hands-on repairs, supporting unit turnovers, and assisting with general maintenance duties across assigned portfolios.The ideal candidate is detail-oriented, proactive, and capable of stepping in to assist with apartment showings in the Superintendent’s absence.
Key Responsibilities:Maintenance & Repairs
- Complete day-to-day repair and maintenance tasks including basic plumbing, electrical, HVAC support, carpentry, painting, and appliance servicing.
- Respond to resident service requests and resolve issues efficiently.
- Maintain the appearance and functionality of building systems, common areas, and grounds.
- Assist with inspections and ensure safety compliance across the property.
Unit Turnovers
- Prepare apartments for new tenants, including patching, painting, repairs, cleaning, and final touch-ups.
- Work closely with the Superintendent to meet turnover deadlines and move-in schedules.
Operational Support
- Maintain tools, materials, and mechanical rooms in a clean, safe, and organized condition.
- Report inventory needs and assists with vendor coordination if needed.
- Participate in property-wide inspections and seasonal maintenance tasks.
Leasing Support (When Needed)
- In the Superintendent’s absence, show apartments to prospective renters and answer questions regarding unit features and basic leasing terms (lease signing handled by office staff).
- Ensure apartments are clean and presentable for tours.
Qualifications:
- Preferred residential building or maintenance experience, ideally in a multifamily setting.
- Familiarity with basic building systems (plumbing, electrical, HVAC, carpentry, painting).
- Strong work ethic and attention to detail.
- Positive attitude and strong interpersonal skills when interacting with residents or prospects.
- Ability to lift 50 lbs and handle physically demanding tasks.
- Must be available for emergency on-call especially during winter snow events.
- Valid driver’s license preferred; reliable transportation required.
Compensation & Benefits:Hourly Rate Range: $23.50 – $28/hour depending on experience
