Position Summary
We're looking for a Property Manager who leads from the ground, not from behind a desk. This isn't a role for someone who wants to manage a spreadsheet. You'll be on-site, in front of residents, walking units, and making calls in real time. You own the property's operations, financial performance, and resident experience, and you're the direct link between ownership, residents, vendors, and your onsite team.

What You'll Own
Property Operations
- Run day-to-day operations, keeping the property clean and well-maintained
- Coordinate maintenance requests and repairs, and follow up to confirm they're actually done right
- Keep a close eye on maintenance hours and payroll, making sure staff time is spent efficiently and productively
- Conduct regular property inspections and drive a real preventive maintenance plan, not just a checklist
Leasing & Marketing
- Drive occupancy through hands-on marketing and leasing initiatives
- Ensure all leads are logged, followed up on, and handled properly; no lead falls through the cracks
- Oversee leasing staff and hold the line on Fair Housing and leasing policy compliance
Financial Management
- Manage day-to-day spending with real discipline; every dollar matters, and there's no room for waste
- Stay aggressive on rent collection. Chase down late payments, follow up relentlessly, and don't let balances slide. Also handle lease enforcement, including evictions when necessary
Resident Relations
- Set the tone for a genuinely customer-first community
- Address resident concerns fast and professionally, before they escalate
- Manage lease renewals and drive resident retention
Team Leadership
- Hire, train, supervise, and evaluate onsite staff
- Build a culture of accountability and ownership; no passengers
- Run regular staff meetings and performance evaluations
Compliance
- Ensure compliance with local, state, and federal regulations, including Fair Housing, HUD, and safety guidelines
- Maintain clean, audit-ready records and documentation
What You Bring
- High school diploma or GED required; Bachelor's degree preferred
- 5+ years of multifamily or mixed-use property management experience, including at least 2 years as a Property Manager
- Solid working knowledge of landlord-tenant law and Fair Housing regulations
- Proficiency with property management software (AppFolio experience a strong plus)
- Sharp communication, leadership, and organizational skills
- Willingness to work flexible hours and respond to after-hours emergencies as needed
