Maine Street Property Management is seeking a Property Services Manager to oversee the cleanliness, presentation, readiness, and overall guest experience of our portfolio of vacation rental homes throughout Southern Maine.
This is not a traditional housekeeping management position.
This is a leadership role responsible for managing our cleaning team, maintaining luxury standards, coordinating property readiness, conducting inspections, managing inventories, and ensuring every guest arrives to a home that exceeds expectations.
The ideal candidate is organized, detail-oriented, proactive, and comfortable leading a team in a fast-paced hospitality environment.
Position Summary
The Property Services Manager is responsible for the overall operation, appearance, cleanliness, safety, and readiness of Maine Street Property Management's vacation rental homes. This role ensures each property meets Maine Street's standards while supporting an exceptional guest experience and strong owner satisfaction.
This position is hands-on, people-focused, and operationally driven, with responsibility for cleaning operations, inspections, maintenance coordination, inventory management, and on-call guest/property support.
The Property Services Manager works closely with the Director of Vacation Rentals to ensure seamless execution of the vacation rental experience from arrival through departure.
Property Operations & Guest Experience
- Maintain all vacation rental homes in a consistent guest-ready condition
- Assist with staging homes for photography and marketing
- Ensure guest welcome touches are in place, including gift baskets and arrival preparations
- Respond to guest concerns related to the physical property
- Review guest feedback and implement improvements
- Serve as a first responder for urgent guest and property issues
- Participate in the emergency guest phone rotation
Maintenance & Property Inspections
- Conduct regular interior and exterior inspections
- Identify maintenance needs and coordinate repairs
- Work closely with internal maintenance staff and outside vendors
- Monitor landscaping, seasonal preparation, safety concerns, and exterior appearance
- Maintain property manuals, signage, and guest instructions
- Recommend upgrades and replacements that enhance guest satisfaction and protect owner investments
Cleaning Operations & Team Leadership
- Recruit, interview, hire, train, and manage cleaning staff
- Create schedules and staffing plans to meet turnover demands
- Conduct quality control inspections
- Ensure homes meet Maine Street standards before guest arrival
- Provide hands-on support during busy turnover periods
- Maintain accountability, consistency, and team performance
Inventory, Linens & Supplies
- Manage inventories of linens, supplies, furnishings, and household items
- Ensure laundry and storage areas remain organized and operational
- Monitor linen condition and replacement needs
- Coordinate seasonal linen pricing and owner communication as needed
- Track inventory usage and replenish supplies proactively
- Manage billing for non-standard cleaning services and property-related charges
Asset Management
- Maintain accurate property inventory records
- Document guest damages and security deposit claims
- Prepare annual recommendations for property improvements
- Escalate significant owner or property concerns appropriately
- Support long-term asset preservation and operational excellence
On-Call Coverage & Special Projects
- Participate in after-hours on-call rotation
- Respond to urgent guest and property issues when needed
- Conduct property checks and quality control inspections
- Assist with special projects and off-season improvements
- Coordinate with other departments to ensure exceptional guest experiences
Qualifications Required
- Leadership or supervisory experience
- Strong organizational and communication skills
- Ability to manage multiple priorities simultaneously
- Valid driver's license and reliable transportation
- Ability to work weekends, holidays, and on-call shifts as needed
- Comfortable using technology and software systems
Preferred

Schedule Expectations
This position requires flexibility and leadership during our busiest periods (July and August), and offers a much more relaxed, traditional Monday-Friday schedule during the rest of the year.
In the summer, candidates should expect to work a schedule that includes weekends, holidays, and occasional after-hours responsibilities. While the schedule varies seasonally, Friday, Saturday, and Sunday availability during the summer turnovers is essential.
