Job Summary

We are seeking an experienced Facilities Manager to oversee daily facility operations, maintenance activities, vendor relationships, and operational performance at a large commercial or institutional facility in Ellicott City, Maryland.

The ideal candidate will have a strong background in facilities management, building systems, preventive maintenance, team leadership, budget management, and customer relationship management. This individual will ensure the facility operates safely, efficiently, and reliably while meeting contractual requirements, service-level expectations, and organizational objectives.

Key Responsibilities

• Manage day-to-day facility operations, maintenance activities, and service delivery.

• Develop and implement preventive maintenance programs and long-term asset lifecycle plans.

• Oversee building systems, including HVAC, electrical, plumbing, fire alarms, security systems, access control, and building automation.

• Monitor computerized maintenance management systems (CMMS) and ensure accurate maintenance records.

• Develop, manage, and monitor operating budgets, financial forecasts, and cost-control initiatives.

• Prepare accurate monthly operational, financial, and performance reports.

• Manage vendors, subcontractors, service agreements, and contractor performance.

• Maintain strong client relationships and serve as the primary point of contact for operational issues.

• Lead, coach, and develop facilities personnel, supervisors, and technical teams.

• Manage hiring, employee performance, training, recognition, and performance improvement initiatives.

• Monitor key performance indicators (KPIs), service quality, and contractual compliance.

• Ensure compliance with applicable workplace safety regulations, OSHA requirements, and facility operating procedures.

• Review technical documentation, blueprints, and as-built drawings to support maintenance and operational decisions.

• Coordinate emergency responses, troubleshoot operational issues, and support after-hours requirements when necessary.

• Identify opportunities to improve operational efficiency, customer satisfaction, safety, and cost-effectiveness.

Required Qualifications

• Bachelor's degree in Business Administration, Engineering, Construction Management, Facilities Management, or a related field; equivalent relevant experience may be considered.

• 10+ years of progressive experience in facilities management, building operations, or a related discipline.

• 10+ years of management and leadership experience preferred.

• Experience managing multidisciplinary teams and coordinating cross-functional activities.

• Strong knowledge of building infrastructure, MEP systems, preventive maintenance, and repair operations.

• Experience with operating budgets, financial reporting, vendor management, and contract administration.

• Proficiency in CMMS platforms and Microsoft Office applications, including Excel, Word, and PowerPoint.

• Strong communication, problem-solving, organizational, and customer service skills.

• Ability to manage multiple priorities, meet deadlines, and make effective operational decisions.

• Knowledge of safety procedures, regulatory compliance, and operational risk management.

• Ability to respond to occasional after-hours calls and facility emergencies.

Preferred Qualifications

• Facilities management certification, such as IFMA CFM or BOMA RPA.

• Experience in commercial, institutional, government, or other complex facilities.

• Experience managing HVAC, electrical, plumbing, fire alarm, access control, surveillance, and building automation systems.

• Experience with mission-critical or high-availability facilities.

• Familiarity with preventive maintenance planning, asset lifecycle management, and continuous improvement initiatives.

• Experience interpreting technical drawings, blueprints, and as-built documentation.
