Location/Travel:
This position will require a person capable of maintaining residential apartment/loft style
units and helps complete turns/service orders of tenants at various residential apartment homes
located in Lakeland, FL.
Responsibilities to include:
The maintenance technician is responsible for completing building maintenance and repairs across
apartment portfolio. Technician should be a self-motivated, ability to work with technology, attention to
detail, ability to assert oneself,focused on tenant experience, ability to work under pressure, ability to
work with the rest of the team to accomplish goals.
Specific Responsibilities Include:
1. Complete duties on make-ready checklist including: painting, drywall repairs,
troubleshooting any electrical issues or installing new fixtures, service appliances,
plumbing and fixtures, repair any minor flooring issues, re-key locks,
2. Corrective maintenance- Satisfies service requests following company procedures:
- Bi Annual HVAC repairs and maintenance inspections on each unit and keep records
of logs.
- Complete work orders submitted by current residents. This should include logging any
parts for inventory purposes. Cleans up throughly. Report any issues within the unit to
management. Leave notices of work performed per company policy.
- Complete annual inspections: Fire extinguishers, sprinklers, panel, HVAC, generator
and other major systems.
3. Emergency Maintenance duties will include: oncall rotation of emergency maintenance
duties. Maintaining familiarity on systems including: power, traps , alarms, electrical or
plumbing. Logs time and follows company procedures in reporting oncall issues to
property manager.
4. Other property duties
- Assists in maintaining inventory of tools, equipment, and supplies
- Porting duties on each property as needed or assigned
- Assists with other types of maintenance when necessary
- Attends instructional classes conducted by management
- Performs other duties as assigned.
Requirements-
High school diploma or equivalent qualifications
HVAC / EPA certified
Preferred experience in similar role
Advance understanding of general maintenance procedures
Effective problem solving abilities
Effective communication skills
Organized and ability to prioritize task
