Job Description
Job DescriptionWe are seeking a skilled and reliable Apartment Maintenance Technician to join our property management team. The ideal candidate will be responsible for maintaining apartment homes, common areas, and property systems while providing exceptional customer service to residents. This position requires experience in general maintenance, troubleshooting, and repairs, including HVAC, plumbing, electrical, carpentry, and appliance maintenance.
Essential Responsibilities
- Complete service requests in a timely and professional manner.
- Perform preventative maintenance on apartment homes, building systems, and community amenities.
- Diagnose and repair plumbing, electrical, HVAC, appliance, drywall, flooring, and carpentry issues.
- Prepare vacant apartments for new residents by completing make-ready repairs and inspections.
- Replace fixtures, faucets, garbage disposals, lighting, outlets, locks, doors, and hardware as needed.
- Repair drywall, patch holes, paint walls, and perform general carpentry work.
- Troubleshoot and repair heating, ventilation, and air conditioning systems (EPA certification preferred).
- Maintain pools, fitness centers, clubhouses, and other community amenities as assigned.
- Assist with emergency maintenance calls and participate in an on-call rotation, if required.
- Ensure compliance with all OSHA safety standards and company policies.
- Maintain accurate records of completed work orders and materials used.
- Communicate professionally with residents while delivering excellent customer service.
- Assist with grounds maintenance and property appearance when needed.
Qualifications
- High school diploma or GED preferred.
- Minimum of 2 years of apartment maintenance, facilities maintenance, or related experience preferred.
- Working knowledge of:
- HVAC systems
- Plumbing repairs
- Electrical troubleshooting
- Appliance repair
- Carpentry
- Painting and drywall repair
- EPA Universal or Type II Certification preferred.
- CPO (Certified Pool Operator) certification is a plus.
- Ability to read and interpret work orders and maintenance manuals.
- Strong troubleshooting and problem-solving skills.
- Excellent communication and customer service abilities.
- Valid driver's license and reliable transportation preferred.
