Job Description

Head of Real Estate Operations / Senior Director of Asset Management

Location: Surfside, FL (In-Office)

Position Type: Full-Time

Compensation: Competitive / Market-Aligned ($130,000 – $160,000+ DOE)

Position Overview

As Head of Real Estate Operations / Senior Director of Asset Management, you'll step into total operational and financial command of our client's commercial and industrial real estate portfolio. This isn't a back-office property management role where you're chained to a desk. This is a high-visibility leadership driver designed for an ambitious Senior Property Manager or Assistant VP who has hit a ceiling in a bureaucratic corporate structure and is ready to run an entire operations division.

You will own property-level investment execution, aggressively drive NOI, maximize occupancy, lead major capital improvements, and act as a core architect of our portfolio's growth and asset appreciation.

Asset Coverage & Scope

  • Asset Classes: Industrial parks/flex spaces, multi-tenant strip-center retail, and select office/medical assets.
  • Portfolio Geography: Florida-wide commercial portfolio.

Performance Objectives

  • Executive Command & Cadence: Architect a centralized operating cadence and Weekly Executive Operating Report that brings total visibility to occupancy, cost, condition, and compliance—giving leadership bulletproof, data-backed evidence to drive spend and mitigate risk.
  • Uptime & Execution Command: Eradicate avoidable downtime, maintenance backlogs, and late lease handovers by tightly synchronizing internal teams, third-party vendors, and project timelines directly to tenant and site requirements.
  • Leasing Execution & Broker Management: Drive property-level leasing strategies and hold third-party brokers strictly accountable for results. Own vacancies, renewals, expansions, and retention while negotiating LOIs and lease terms.
  • Revenue Optimization & Asset Upside: Relentlessly uncover and execute opportunities to drive rental growth, optimize lease structures, and maximize NOI across the portfolio.
  • Property Management & Operational Leadership: Hold contractors, brokers, and service providers to clear service levels on safety, quality, response time, and cost. Establish accountability, resolve property level challenges, manage tenant relationships and ensure that operational issues are handled efficiently without requiring constant involvement from the principals, oversee maintenance, property compliance, capital projects, renovations and improvements across the portfolio.
  • Capital & Operating Plan: Deliver a rolling capital and operating plan that funds only work tied to Net Operating Income (NOI), utilization, risk, or contractual obligation.
  • Financial Management & Accountability: Property-level operating budgets, financial forecasting, monthly financial statement reviews and variance analysis, NOI growth and operating expense management, rent collections, receivables, and expense recoveries, capital expenditure planning and budget oversight, property-level business plans and performance tracking, identifying financial and operational opportunities to improve asset values.
  • Compliance & HSE: Close audit, Health, Safety, and Environment (HSE), and municipal permit findings on occupied commercial and industrial assets within agreed timelines, with audit-ready documentation.
  • Platform Scaling: Build a lean operations team, standardized playbooks, and automated workflows so site and building standards hold as the portfolio expands.

Environment & Resources

  • Streamlined Leadership: Report directly to one designated Managing Principal for daily direction while collaborating closely with both principals on high-level portfolio strategy.
  • Team Leadership: Lead property management, facilities, and vendor teams, backed by dedicated matrix support from legal, accounting, procurement, and finance.
  • Full Fiscal Ownership: Operate with an owner's mindset. Own the operating budget, capital improvement plans, and contract negotiations, backed by solid data and approved budgets rather than bureaucratic bottlenecks.

The "Rising Star" Profile (Essential Qualifications)

  • Experience: 5–10+ years of relevant experience across industrial, retail, and office/medical asset classes, with a demonstrable track record of operational ownership and direct financial outcomes over tenure alone.
  • Modern Tech Stack & Data Fluency: Heavy proficiency in cloud-based property systems (Yardi Voyager, AppFolio, MRI), automated financial reporting, and digital leasing tools rather than legacy paper processes.
  • Execution & Agility: Demonstrated success in rapid lease-ups, hands-on vendor management, and managing capital improvement projects without needing micro-management.
  • Compliance: Working command of HSE, building code, permit, and quality expectations on occupied commercial and industrial sites.
  • Leadership: Credibility leading property-level teams and dispersed regional sites without losing standards.

Why This Role

  • Path to COO: Positioned for rapid advancement to COO as we scale our commercial footprint.
  • Full Operational Ownership: Total autonomy to run our assets from the ground up, moving far beyond a desk-bound facilities desk.
  • Institutional Scale-Up: Build and deploy modern, repeatable operating systems that replace outdated legacy habits.
  • Multi-Asset Mastery: Hands-on exposure across industrial flex, retail strip centers, and professional commercial portfolios.
