About the Position
We are seeking an experienced Maintenance Supervisor to oversee the maintenance operations of a multifamily apartment community in Denton, TX.
The ideal candidate is a highly experienced, hands-on maintenance professional who can lead a maintenance team while also being comfortable completing repairs, troubleshooting issues, managing work orders, coordinating vendors, maintaining inventory, and ensuring the property is kept in excellent condition.
We are looking for someone who understands all aspects of apartment maintenance and can take ownership of the maintenance department and daily operations.
EPA Certification is preferred, and CPO Certification is a strong plus.
Responsibilities
- Supervise, train, and support the onsite maintenance team
- Assign, prioritize, and monitor daily work orders
- Ensure resident service requests are completed accurately and timely
- Perform quality-control inspections of completed work
- Oversee and participate in apartment make-readies
- Troubleshoot and repair HVAC, plumbing, electrical, appliances, and general apartment issues
- Complete preventative maintenance and ensure scheduled maintenance is performed
- Conduct regular inspections of apartments, buildings, amenities, equipment, and common areas
- Maintain the property's physical condition and curb appeal
- Oversee groundskeeping and exterior maintenance
- Coordinate and manage outside vendors and contractors
- Schedule vendor access and ensure contracted work is completed properly
- Review vendor work and communicate any issues to management
- Maintain accurate maintenance inventory and parts
- Monitor supplies, tools, and equipment and communicate purchasing needs
- Assist with maintenance purchasing and controlling department expenses
- Maintain organized maintenance shops, storage areas, and equipment
- Respond to emergency maintenance situations
- Participate in the property's on-call rotation
- Ensure all maintenance activities are performed safely and according to company procedures
- Maintain accurate records, logs, inspections, and documentation
- Assist management with property inspections and capital improvement projects
- Help ensure compliance with applicable safety and property standards
- Provide professional and courteous service to residents
- Communicate effectively with the Property Manager and onsite team regarding maintenance needs and property conditions
Qualifications
- Previous apartment/multifamily maintenance experience required
- Previous Maintenance Supervisor or Lead Maintenance experience strongly preferred
- Strong knowledge of HVAC, electrical, plumbing, appliances, and general apartment repairs
- Extensive experience with work orders and apartment make-readies
- Experience supervising or leading maintenance personnel
- Experience with preventative maintenance programs
- Experience coordinating and managing vendors
- Experience managing maintenance inventory and supplies
- Strong troubleshooting and problem-solving skills
- Ability to prioritize multiple maintenance needs in a fast-paced environment
- Strong organizational and communication skills
- Ability to work independently and lead a team
- Reliable transportation and dependable attendance
- Willingness to participate in an on-call rotation
Certifications
- EPA Certification – Preferred
- EPA Universal Certification – Highly Preferred
- CPO Certification – Preferred / Strong Plus
- HVAC or additional maintenance certifications are a plus
What We're Looking For
We are looking for a true hands-on Maintenance Supervisor who knows how to run the maintenance side of an apartment community—not someone who only delegates tasks.
The ideal candidate understands the entire maintenance process, from receiving and prioritizing work orders to diagnosing the issue, obtaining parts, completing the repair, documenting the work, and ensuring the resident is taken care of.
You should also be comfortable overseeing make-readies, preventative maintenance, grounds, inventory, vendors, inspections, emergency situations, and maintenance team performance.
