Join a well-established multifamily housing organization seeking an experienced Maintenance Technician III to help keep residential communities safe, comfortable, and well maintained. This hands-on role will handle HVAC, electrical, plumbing, appliances, and general property repairs while providing responsive service to residents. The ideal candidate brings strong troubleshooting skills, at least three years of HVAC repair experience, EPA 608 certification, and the ability to work independently in a fast-paced property environment.

What You’ll Do
\n

- Diagnose, repair, and maintain residential HVAC systems, including compressors, condensers, motors, thermostats, burners, valves, and refrigeration systems.
- Install, troubleshoot, and repair household appliances such as refrigerators, stoves, dishwashers, and garbage disposals.
- Perform residential plumbing and electrical repairs, including fixtures, water heaters, switches, outlets, and lighting.
- Complete service requests and document work orders accurately using the company’s maintenance ticketing system.
- Perform preventative maintenance inspections and complete general property repairs such as caulking, glazing, minor carpentry, locks, and screens.
- Maintain property grounds and curb appeal using equipment such as pressure washers, blowers, and other maintenance tools.
- Participate in an on-call rotation and respond to maintenance needs during inclement weather as required.

What You Bring
\n

- High school diploma or equivalent.
- At least 3 years of hands-on HVAC repair and troubleshooting experience, including experience with residential appliances.
- EPA 608 certification — Type I, Type II, or Universal — required.
- Working knowledge of plumbing, electrical systems, appliances, and general building maintenance.
- Valid driver’s license, acceptable driving record, and reliable personal transportation.
- Strong troubleshooting, analytical, time-management, and problem-solving skills.
- Ability to use hand tools and power tools and provide the required personal maintenance tools.

Preferred:

- Experience in multifamily housing, apartment communities, or residential property maintenance.
- EPA 608 Universal certification.
- Experience with preventative maintenance programs and computerized work-order systems.

Compensation & Benefits
\n
This is a full-time, onsite maintenance opportunity offering competitive pay and benefits. The position includes an on-call rotation and may require work before, during, or after inclement weather events. Specific compensation and benefit details will be discussed during the interview process.

- Multiple Richmond-area community locations available.
- Regular onsite work with occasional travel between properties as needed.
- Participation in an on-call rotation is required.
- Employees must be able to obtain medical clearance to wear a company-provided respirator and comply with applicable respiratory protection requirements.
- The role requires prolonged standing and walking, climbing ladders, bending, crawling into confined or awkward spaces, and lifting up to 100 pounds.
