Maintenance Technician (Independent Contractor)
Stillwater, OK and surrounding area | 1099 Contract | $25.00/hour or based on experience
Excel Management is seeking an experienced maintenance technician to contract with us on service and turn work across our residential properties in the Stillwater area. This is an independent contractor engagement. You set your own schedule within agreed response windows and provide your own tools and transportation.
Scope of Work
- Complete assigned work orders across multiple properties, including plumbing, electrical, appliance repair, drywall, paint, and general carpentry
- Perform unit turns and make-readies to community standards on agreed timelines
- Handle grounds and exterior upkeep as scoped
- Diagnose issues accurately and escalate anything requiring a licensed specialty trade
- Document work performed, parts used, and time through our online work order system
- Maintain professional, respectful conduct in occupied units and around residents
What You'll Need
- Two or more years of hands-on residential maintenance experience, multifamily preferred
- Valid Oklahoma driver's license, reliable transportation, and current auto insurance
- Ability to travel between properties in and around the Stillwater area
- Your own hand tools and standard equipment
- Smartphone and comfort using a mobile work order app
- Ability to lift 50 pounds, climb ladders, and work in crawlspaces, attics, and outdoors in all seasons
- General liability insurance, or willingness to obtain coverage before starting
- Successful completion of a background check
Preferred
- EPA Section 608 certification
- HVAC, plumbing, or electrical licensure
- Prior experience in affordable or LIHTC housing
- Availability for after-hours emergency calls
Engagement Terms
- 1099 independent contractor with the option to convert to Full-Time. You are responsible for your own taxes, insurance, and business expenses as a contractor.
- Compensation is $25.00 per hour, or based on experience
- Volume of work varies by season and portfolio need; this is not a guarantee of hours
- Signed independent contractor agreement, current W-9, and certificate of insurance required before first assignment
