Property Accounting
- Manage the accounting functions for an assigned portfolio of apartment communities.
- Maintain accurate general ledger accounts.
- Prepare and post journal entries.
- Perform monthly bank reconciliations.
- Reconcile operating, trust, reserve, and security deposit accounts.
- Review resident ledgers for accuracy.
- Process rent adjustments, charge corrections, and account reconciliations.
- Prepare owner financial statements and supporting schedules.
- Assist with month-end and year-end closing procedures.
- Monitor cash receipts and disbursements.
Accounts Payable
- Review invoices for accuracy and proper coding.
- Process vendor invoices in a timely manner.
- Ensure invoices have proper approvals before payment.
- Assist with weekly check runs and ACH payments.
- Maintain vendor files, W-9s, and payment records.
Accounts Receivable
- Review rent postings and payment batches.
- Assist with delinquency reporting.
- Reconcile tenant accounts.
- Process NSF checks, payment reversals, and ledger corrections.
- Assist with payment plan tracking and collections reporting.
Financial Reporting
- Prepare monthly financial reports for assigned properties.
- Analyze income and expense variances.
- Review budget-to-actual reports.
- Assist in preparing annual operating budgets.
- Provide financial information to ownership and management upon request.
Compliance
- Ensure compliance with company accounting policies and procedures.
- Maintain confidentiality of all financial, resident, employee, and company information.
- Assist with internal and external audits.
- Ensure trust accounting and security deposit accounting are maintained accurately.
Administrative Duties
- Maintain organized financial records and documentation.
- Assist with special accounting projects.
- Respond to accounting inquiries from property managers and ownership.
- Communicate professionally with vendors, property staff, and corporate employees.
Qualifications
Required
- Associate's or Bachelor's Degree in Accounting, Finance, or related field (preferred).
- Minimum of 2–3 years of property management accounting experience.
- Experience with general ledger accounting and bank reconciliations.
- Strong understanding of accounting principles.
- Excellent organizational and analytical skills.
- Strong communication and customer service skills.
- Ability to manage multiple priorities and meet deadlines.
Preferred
- Experience with AppFolio Property Manager.
- Experience with affordable housing programs (HUD, LIHTC, or Section 8).
- Intermediate to advanced Microsoft Excel skills.
