Position Summary

Job description:

Commercial construction and development company seeking a detail-oriented [TITLE TBD] to join our construction consultant team supporting a national build-to-suit retail program. Our team represents the developer as the owner's construction representative — the client holds us accountable for delivery, and we hold the general contractor accountable for the work. The ideal candidate will be assigned projects during preconstruction and will be responsible for reviewing construction documents, establishing the building permit path with the local authority having jurisdiction, and then carrying that project through construction as the developer's eyes on site. This role requires a strong understanding of construction processes, sharp attention to detail in document review, comfort dealing directly with municipal officials and general contractors, and the ability to manage several projects at different stages at once. The [TITLE TBD] will play a vital role in identifying problems in the documents before they reach the field and in holding the general contractor to scope, schedule, and quality once work begins.

Reports to: Project Manager

Primary Duties & Responsibilities:

Preconstruction

  • Review plan sets, permit sets, and specifications for scope gaps, missing details, and coordination conflicts
  • Review construction documents against the approved program prototype and project design criteria
  • Contact the authority having jurisdiction to establish the building permit process for each project, including submittal requirements, review timelines, fees, required third-party reviews, and inspection sequencing
  • Review lease exhibits and scopes of work to confirm document compliance
  • Review geotechnical reports, civil drawings, and site plans for constructability and cost exposure
  • Track compliance with landlord and developer requirements
  • Support the bid process as directed, including contractor outreach, bidder question tracking, and addenda distribution

Construction

  • Conduct site visits throughout construction for kickoff, progress observation, and punch walks — typically 15 to 20 visits over the life of a project
  • Walk the work and compare observed progress against the schedule, approved plans, and specifications; document and report discrepancies
  • Track submittals, RFIs, change order requests, and pay applications
  • Review general contractor schedules and identify slippage early
  • Monitor permit status and inspection results through certificate of occupancy
  • Coordinate with client representatives, general contractors, architects, civil engineers, utility providers, and local jurisdictions
  • Maintain project documentation, meeting agendas, minutes, and site visit reports
  • Work within the project management platform used on each project (Procore, Autodesk Build, Bluebeam, or similar)

Candidate should possess the following skills and abilities:

  • Ability to read and interpret construction drawings and specifications
  • Ability to analyze complex project documents and identify scope gaps, conflicts, and cost exposure
  • Comfort communicating directly with building departments, permit offices, and municipal officials
  • Clear, professional written communication for correspondence with general contractors, consultants, and clients
  • Organized and self-directed, able to track numerous open items across multiple projects without follow-up
  • Strong Excel and document management skills for tracking logs, permit status, and site observations
  • Understanding of construction processes, terminology, and site operations
  • Familiarity with contracts, project management principles, and risk assessment in construction projects
  • Willingness and availability to travel out of state on a regular basis

Preferred Qualifications:

  • Degree in Construction Management, Civil Engineering, Building Science, or a related field
  • Ground-up retail or commercial construction experience
  • Prior experience navigating permitting across multiple jurisdictions
  • Procore, Bluebeam Revu, and other construction software experience
  • Experience supporting a multi-site or national rollout program

Minimum Requirements:

College degree preferred.

Candidate must have dependable transportation and a valid driver's license.

  • While performing the duties of this job, the employee is regularly required to talk and hear.
  • At times this position is very active and requires standing and walking for 10 hours/day.
  • Bend/kneel, stoop/crouch, twist/turn, grasp/reach overhead and outward frequently.
  • Frequent travel by vehicle and air to out-of-state project sites.

Environment:

While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, weather (heat, rain, snow...etc.) and basic construction site working conditions.

Job Type: Full-time

Pay: $65,000 - $75,000 per year

Schedule:

  • 8-hour shift

Travel Requirement:

  • Up to 50% travel. This position carries site responsibility for multiple concurrent projects nationwide and involves frequent overnight and multi-day trips.

License/Certification:

  • Driver's License (Preferred)
