We are seeking an experienced, hands-on On-site Community Manager to take a leadership role in the day-to-day operations of a 130-unit apartment community in Orange County, California
This is an excellent opportunity for a motivated property-management professional who takes pride in maintaining a well-run community, providing outstanding resident service, and protecting the property's value.
Manager will be required to live on-site and will be provided a 2 bedroom/2 bathroom apartment in addition to the salary.
KEY RESPONSIBILITIES
- Oversee the daily operations of the 130-unit apartment community
- Manage leasing activities, resident relations, renewals, and move-ins/move-outs
- Maintain strong occupancy and minimize delinquencies
- Collect and accurately record rents and other resident charges
- Respond promptly and professionally to resident concerns and service requests
- Coordinate maintenance, vendors, contractors, and property repairs
- Conduct regular property inspections and ensure the community is clean, safe, and well maintained
- Enforce lease terms, community policies, and applicable housing regulations
- Handle notices, documentation, and other property-management administrative duties
- Assist with invoices and expense control
- Coordinate unit turns and ensure apartments are prepared for new residents
- Build positive relationship with residents while maintaining appropriate professional boundaries
- Work closely with ownership/management to communicate property conditions, resident issues, and operational needs
- Oversee Property Assistant and maintenance staff
