Multi-Site Property Manager

$72,000 – $78,000 / year
OVERVIEW
A growing property management company in Winston-Salem is looking for a Multi-Site Property Manager to run two market-rate communities side by side. You will be based primarily at the larger of the two, with a smaller sister property down the road under your wing as well. If you like variety and do not mind splitting your week between two sites, this is a good one.
WHAT YOU'LL DO
- Run day-to-day operations at both communities, keeping each one on track
- Manage budgets and monthly financial reporting for both properties
- Drive leasing and occupancy goals, working closely with the on-site leasing team
- Handle resident relations and lease renewals, including the tough conversations
- Coordinate vendors and oversee maintenance work across both sites
- Supervise and support on-site staff, including the leasing team at the main property
- Walk both properties regularly to stay ahead of anything that needs attention
- Keep both communities compliant with fair housing rules and company policy
- Pitch in on marketing and resident retention at the smaller property as needed

WHAT IT TAKES
- 3+ years of property management experience, including managing more than one community at a time
- Comfortable working across property classes — B and C class experience is a plus
- Solid grasp of budgets, financial reporting, and reading a P&L
- Strong leasing instincts and the ability to coach a leasing team
- Hands-on experience managing vendors and maintenance work
- Good organizational skills — you can run two properties without dropping a ball
- Reliable transportation for moving between sites
- Clear, professional communication, written and verbal
