Project Manager
Job Description
The Project Manager is responsible for leading large and complex construction projects from preconstruction through closeout. This role involves overseeing budgeting, scheduling, subcontractor management, and client engagement while ensuring compliance with contract requirements.
Responsibilities
- Manage multiple construction projects with minimal oversight.
- Lead preconstruction efforts, including budgeting and scheduling.
- Execute buyout of subcontractors, materials, and equipment.
- Prepare scopes of work and negotiate subcontracts.
- Drive master schedule execution and trade coordination.
- Monitor budgets, forecasts, and financial reporting.
- Manage RFIs, submittals, procurement logs, and change orders.
- Collaborate with Superintendents and Safety teams to enforce jobsite safety.
- Review shop drawings and ensure compliance with contract documents.
- Prepare owner billing, reports, and project documentation.
- Lead project close-out processes.
Essential Skills
- 10+ years experience as a Project Manager.
- Demonstrated competency in scheduling, budget/cost control, financial reporting, client relationship, interpersonal skills, computer skills, communication, leadership, and organizational skills.
- Ability to read, understand, and interpret contract documents, drawings, specifications, scopes of work, and project schedule.
- Proficiency in PC-based scheduling and spreadsheet applications, including Primavera, Procore, Timberline, Excel, and Word.
- Experience in commercial construction.
Additional Skills & Qualifications
- OSHA 30-Hour certification preferred.
- 4-year degree preferred.
- Experience mentoring and coaching team members.
- Proficiency in Microsoft Office Suite.
- Ability to manage urgency and drive project timelines.
Work Environment
The role requires working on-site, with a focus on large construction projects, including a 2-year hotel project in Rehoboth Beach. The organization is expanding with a new office in DE to support project growth. Pay and Benefits
The pay range for this position is $130000.00 - $200000.00/yr.
