Building Superintendent
Schedule: Monday through Friday, 8:00 AM to 4:00 PM
Job Description
We are seeking an experienced Building Superintendent to oversee the day-to-day maintenance and operations of a commercial or residential property. This is a hands-on leadership position responsible for maintaining building systems, managing preventive maintenance, coordinating vendors and contractors, and ensuring work requests and repairs are completed efficiently.
Responsibilities
- Perform regular inspections of building systems, equipment, and facilities.
- Oversee daily maintenance, repairs, janitorial activities, and service requests.
- Perform hands-on repairs and troubleshooting as needed.
- Develop and manage preventive maintenance programs for building systems and equipment.
- Supervise maintenance personnel and coordinate work assignments.
- Manage outside vendors and contractors performing repairs, maintenance, and construction.
- Maintain and troubleshoot mechanical, HVAC, plumbing, electrical, and fire/life safety systems.
- Respond to tenant and building occupant requests and ensure issues are resolved promptly.
- Maintain maintenance logs, inventory, employee time records, and monthly reports.
- Track labor and material expenses, assist with budgets, and purchase materials and equipment.
- Review project plans and recommend improvements to building operations and maintenance.
Requirements
- High school diploma or equivalent required; technical/vocational training or degree preferred.
- 3 to 5+ years of commercial or residential building maintenance experience.
- At least 2 years of supervisory experience.
- Strong hands-on experience with HVAC and building mechanical systems.
- Working knowledge of plumbing, electrical, carpentry, painting, and general building maintenance.
- Experience conducting building inspections and correcting deficiencies.
- Strong customer service, communication, organization, and time-management skills.
- Required certifications/licenses: F-89, S-12, S-13, A-35, F-60, and P-99.
- FSD certification required.
- Ability to lift at least 50 lbs., climb ladders, bend, crouch, stand for extended periods, and move throughout the property.
