The Apartment Maintenance Supervisor is responsible for overseeing the maintenance operations of residential apartment properties, focusing primarily on electrical systems, plumbing, and general building upkeep. This role ensures the efficient management of work orders, preventive maintenance, and vendor relationships while maintaining safety compliance and excellent tenant communication. The supervisor will also manage inventory, deliver training, and respond to emergencies, with expectations for 24/7 on-call availability.

Responsibilities

• Manage and prioritize work orders for residential apartment maintenance
• Implement and oversee preventive maintenance programs
• Coordinate and supervise vendor services and relations
• Ensure compliance with safety regulations and standards
• Communicate effectively with tenants regarding maintenance issues
• Control and maintain maintenance inventory and supplies
• Provide training and guidance to maintenance staff
• Respond promptly to emergency maintenance requests and after-hours calls

Required Qualifications

• Minimum 2 years of experience in property maintenance
• High school diploma or equivalent
