Job Description
CapMark Realty is Building Its New York Metro Team
Real Estate Agents & Brokers — Serving the Full NYC Metropolitan Area
Independent Contractor · Commission-Based
The New York metro area isn't one market — it's a dozen of them stitched together by bridges, tunnels, and commuter rail. CapMark Realty works across all of them, and we're looking for agents and brokers who either specialize deep in one corner of the region or move fluidly across several. Wherever your clients are searching, we want you to be the agent who already knows that market cold.
Where Our Agents Work
The Five Boroughs. Co-ops, condos, and rentals from Manhattan to the outer boroughs, with all the board packages, financial disclosures, and negotiation complexity that come with NYC transactions.
Long Island. Nassau and Suffolk County single-family homes, from starter houses to waterfront estates, serving buyers trading apartment living for a yard.
Westchester & the Lower Hudson Valley. The classic NYC-commuter suburb market — strong school districts, historic housing stock, and buyers who need an agent who understands both the train schedule and the town.
Northern & Central New Jersey. High-volume commuter towns across Bergen, Essex, Hudson, and Union counties, where inventory moves fast and pricing strategy matters.
Fairfield County, CT. The Gold Coast and beyond — Greenwich, Stamford, Norwalk, and the towns further up I-95 pulling buyers priced out of the city.
If your territory isn't listed above, tell us where you work. We're building this team market by market, and we want agents who know their patch better than anyone else.
What the Job Looks Like
You'll run your own pipeline of buyers and sellers from first contact through closing, backed by a CRM and transaction platform that keeps every deal organized regardless of which county — or state — it's in. CapMark's marketing team feeds qualified leads into your pipeline, and our broker team is available for deal support whenever a transaction gets complicated, whether that's a co-op board interview or a multiple-offer bidding war in the suburbs.
What You'll Need
• An active real estate salesperson or broker license in the state(s) where you work (NY, NJ, and/or CT)
• A track record of closed transactions in your market
• Comfort navigating cross-border logistics if your clients search across state lines, as many metro-area buyers do
• Strong negotiation and client-management skills in a fast-moving, high-competition environment
• Familiarity with your local MLS system (REBNY/RLS, OneKey MLS, NJMLS, SmartMLS, or similar)
What You'll Get
Commission structure is your choice — 100% commission for agents who want to keep every dollar, or an 80/20 split for those who want more built-in support. Beyond compensation, every CapMark agent gets access to the same lead pipeline, CRM, marketing support, and broker mentorship, no matter which part of the metro area they call home turf.
Ready to Join?
Send your resume and a short note on your market and transaction history to [contact email/link]. Tell us where in the metro area you work — we’re mapping our coverage market by market, and your territory matters.
CapMark Realty is an equal opportunity brokerage. All qualified applicants will receive consideration regardless of race, color, religion, sex, national origin, age, disability, or any other protected status.
\nCompany Description
Why Work at CapMark Realty
CapMark Realty is built around one idea: agents do their best work when they have real support without losing their independence. That shows up everywhere, starting with compensation. Every agent chooses the plan that fits how they work — 100% commission for those who want to keep every dollar they close, or an 80/20 split for those who'd rather have more built-in support. Neither option comes with a tenure requirement or a catch.
That flexibility is backed by infrastructure most independent agents don't have access to on their own. CapMark's marketing team feeds a steady pipeline of qualified buyer and seller leads directly into each agent's pipeline, and a modern CRM and transaction platform keeps every deal organized from first contact through closing — so less time goes to administrative work and more goes to clients. When a transaction gets complicated, whether that's a co-op board package or a multiple-offer negotiation, CapMark's broker team is there for real support, not just a name on an org chart.
What sets CapMark apart right now, though, is timing. We're actively growing — expanding into Connecticut, New York's Capital Region, and across the broader NYC metropolitan area — which means the agents joining today are shaping how CapMark operates in these markets, not just stepping into a playbook someone else already wrote. For an experienced agent or broker who wants genuine input into their brokerage's direction, that's an opportunity that doesn't come around often.
Underneath all of it is a culture that treats agents like business owners, not headcount. Mentorship from experienced brokers, a team that actually picks up the phone, and a brokerage that invests in each agent's growth rather than just their production numbers. CapMark gives agents the tools and support of an established firm with the upside of getting in early — and that combination is why agents choose to build their careers here.
