In this position, you will lead a skilled service team dedicated to ensuring that our residents truly enjoy their living experience. Your leadership will drive the team to complete work orders promptly, uphold the highest standards for all systems, manage maintenance inventory effectively, and oversee all aspects of community maintenance.
The ideal candidate will be a proactive and dependable leader with a background in managing vendor relationships, executing preventive maintenance programs, and possessing knowledge in HVAC, electrical systems, plumbing, pool maintenance, and appliance repair.

- This role requires a flexible schedule, including varied hours that may involve weekends.
Qualifications for Maintenance Supervisor:
- HVAC certification is preferred.
- Proven experience in a Service Manager or similar role is essential.
- In-depth knowledge of HVAC controls, components, and systems is required.
- Demonstrated expertise in electrical work, plumbing, appliance repair, drywall, and general maintenance.
- Familiarity with safety regulations, building codes, and compliance standards is necessary.
- Exceptional leadership and management skills, with a focus on training and supervising a team.
- Ability to prioritize tasks and manage time efficiently.
- Strong decision-making skills and problem-solving abilities.
- Understanding of cost control and budgeting principles.
- Effective communication skills for engaging with team members, vendors, and residents.
- Physical capability to lift heavy items and perform manual tasks.
- CPO certification is an advantage.
Responsibilities of the Maintenance Supervisor:
- Commit to providing outstanding service to all residents.
- Oversee maintenance operations, including team scheduling, focus areas, and on-call duties.
- Ensure a 24-hour response time for all resident service requests.
- Manage the operational budget by implementing cost-saving strategies and maintaining financial oversight.
- Act as a mentor and coach, leading the team by example.
- Supervise the preparation of vacant units to ensure they are ready for move-in within a 5-day timeframe.
- Utilize technical skills in HVAC, electrical, plumbing, painting, and pool maintenance to uphold property standards.
- Address property hazards, maintain grounds appearance, and respond to emergencies promptly.
- Develop vendor relationships and streamline procurement processes to manage inventory effectively.
- Support loss prevention initiatives while performing hands-on technician and groundskeeping tasks as necessary.
- Delegate work orders to appropriate staff to maintain high service quality.
