Full Time - Custodian/Facilities & Grounds Manager

Derby Neck Library is seeking a proactive, reliable, detail-oriented Custodian/Facilities & Grounds Manager to maintain our facilities and ensure a clean, safe, and sanitary environment for our patrons and staff. This position encompasses custodial services, facilities management, seasonal groundskeeping, contractor coordination, and preventative maintenance planning. The Custodian will also need to use their motor vehicle to perform messenger duties as required.


Supervision Received:

Reports and works under the immediate supervision of the Assistant Director.


Essential Job Functions:

Facility Maintenance & Custodial Duties

  • Perform daily, weekly, monthly, and annual cleaning of all interior spaces
  • Maintain restrooms, floors, surfaces, and public areas to high cleanliness standards
  • Remove dust, debris, and contaminants regularly
  • Manage waste removal and recycling

Building Systems Oversight

  • Monitor and maintain all capital systems including HVAC, electrical, plumbing, and roofing
  • Coordinate and supervise external contractors for specialized repairs and services
  • Maintain service records and ensure compliance with maintenance schedules

Grounds Maintenance

  • Inspect grounds daily for trash, damage, or vandalism
  • Coordinate with outside vendors for landscaping, fertilization, treatments, and upgrades

Winter Maintenance

  • Snow blow/shovel all sidewalks, pathways, and entry areas
  • Coordinate snow plowing service as needed
  • Ensure safe access for staff and patrons at all times

Maintenance Planning

  • Update and maintain the Library’s Inspection, Repair, and Maintenance Plan upon commencement of duties
  • Conduct inspections on daily, weekly, monthly, quarterly, and annual cycles
  • Develop and manage a structured maintenance schedule

General Duties

  • Perform minor repairs as needed
  • Maintain tools and equipment
  • Ensure safety standards are met throughout the facility


Qualifications and Requirements:

  • High school or trade school graduate
  • Working knowledge of building systems and preventative maintenance practices
  • Working knowledge of occupational hazards and safety precautions
  • Working knowledge of materials and methods for cleaning specific surfaces
  • Experience operating yard equipment, power tools, and maintenance machinery
  • Demonstrated ability to manage contractors and service providers
  • Strong organizational and time management skills
  • Valid driver’s license and reliable motor vehicle


Abilities:

  • Ability to maintain a working knowledge of building systems, safety guidelines, and equipment
  • Ability to work effectively with staff and patrons
  • Ability to follow written and oral instructions
  • Ability to complete assigned tasks effectively and reliably with minimal supervision
  • Ability to work in poor weather conditions, including heat, rain, sleet, and snow
  • Ability to climb ladders and navigate enclosed spaces
  • Ability to continuously bend, twist, stoop, reach, and pull
  • Lifting of moderate to heavy weight material up to 75 lbs


Hours: Full-time 35 hours per week.


Compensation: Starting salary of $34,762 per year; medical, dental, vision, and life insurance benefits; simple IRA retirement plan with employer-matching contributions up to 3% after 1 year employment; paid holidays, vacation, sick, and personal PTO.
