Carmichael Development, LLC is seeking an experienced and detail-oriented Project Estimator to join our team. The Project Estimator will be responsible for preparing accurate and competitive estimates for heavy civil construction projects, with a primary focus on grading, underground utilities, site development, and related civil work.

This position plays an important role in evaluating potential projects, developing comprehensive cost estimates, coordinating with subcontractors and vendors, and helping Carmichael Development pursue profitable opportunities.

Key Responsibilities

  • Review construction plans, specifications, geotechnical reports, bid documents, and project requirements.

  • Perform detailed quantity takeoffs for grading, earthwork, underground utilities, and other sitework scopes.

  • Develop labor, equipment, material, subcontractor, and production-cost estimates.

  • Solicit and evaluate pricing from subcontractors, suppliers, and vendors.

  • Prepare complete and competitive project estimates and bid proposals.

  • Identify project risks, exclusions, special conditions, and potential cost impacts.

  • Attend pre-bid meetings and site visits as needed.

  • Review project schedules, access requirements, phasing, logistics, and constructability considerations.

  • Coordinate with operations and project management personnel to ensure estimates reflect realistic field production and execution.

  • Maintain accurate estimating records, historical cost information, vendor pricing, and bid documentation.

  • Assist with bid reviews and turnover meetings for awarded projects.

  • Develop and maintain relationships with owners, general contractors, subcontractors, suppliers, and other industry partners.

  • Track bid results and assist leadership in evaluating estimating performance and future opportunities.

  • Perform additional estimating and preconstruction duties as assigned.

Qualifications

  • Previous estimating experience in heavy civil construction, site development, grading, or underground utilities strongly preferred.

  • Strong understanding of civil construction plans, specifications, quantities, and construction methods.

  • Experience performing quantity takeoffs and developing detailed project estimates.

  • Knowledge of labor, equipment, material, subcontractor, and production costs.

  • Ability to read and interpret civil plans, specifications, and contract documents.

  • Strong mathematical, analytical, organizational, and problem-solving skills.

  • Excellent attention to detail and ability to manage multiple bids and deadlines simultaneously.

  • Strong written and verbal communication skills.

  • Proficiency with Microsoft Office and estimating/takeoff software. AgTek software knowledge.

  • Experience with civil estimating software is preferred.

  • Ability to work collaboratively with estimating, project management, field operations, and leadership teams.
