Property Services Manager

OVERVIEW
Our client, a growing real estate firm, is seeking a Property Services Manager to oversee the physical condition, maintenance, and long-term value of its residential portfolio.
Unlike traditional property management roles, this position focuses primarily on project management, make-ready oversight, and property preservation — not leasing or tenant relations.
The ideal candidate is a hands-on, detail-oriented professional with strong experience in construction or facilities management, exceptional organizational skills, and a drive to ensure every property is maintained to top standards.
WHAT YOU’LL DO

Manage all aspects of property maintenance, repairs, and renovations across assigned assets.

Lead make-ready (turnover) projects from move-out inspection through completion — defining scope, sourcing bids, managing vendors, and ensuring quality.

Oversee capital improvement projects, such as unit remodels, exterior upgrades, and system replacements.

Conduct detailed property inspections to verify quality and compliance with company standards.

Build and maintain strong vendor and contractor relationships to ensure timely, high-quality work.

Approve invoices, review bids, and manage project budgets effectively.

Identify preventative maintenance and improvement opportunities to preserve long-term asset health.

Collaborate with ownership and internal teams to report on project progress, budgets, and timelines.

As the Property Services Manager, you are the hands-on guardian of the company’s assets. Your oversight ensures each property is well-maintained, efficiently turned, and strategically improved, directly impacting asset performance, resident satisfaction, and long-term investment value.
WHAT IT TAKES

3–5+ years of experience in property maintenance, facilities management, or construction project management.

Strong working knowledge of residential building systems (HVAC, electrical, plumbing, etc.).

Proven ability to manage multiple projects, budgets, and vendor relationships simultaneously.

Excellent organizational skills and a strong eye for detail.

Solid financial acumen with the ability to make cost-conscious, quality-driven decisions.

Strong written and verbal communication skills.

Valid driver’s license and reliable transportation.

Preferred: hands-on construction background, trade certifications, or experience with property management software (e.g., PropertyMeld, Rentvine).
