Job Description Position Summary
David S. Brown Enterprises is seeking an experienced and dependable Assistant Maintenance Supervisor to join our Residential Maintenance Team. This position works closely with the Maintenance Supervisor and Property Manager to maintain the safety, appearance, functionality, and overall condition of the community.
The Assistant Maintenance Supervisor supports day-to-day maintenance operations, assists with leading the Service Team, completes resident service requests, prepares apartment homes for move-in, performs preventative maintenance, and provides hands-on support with plumbing, electrical, HVAC, carpentry, and general repairs.
The ideal candidate is a hands-on maintenance professional who takes pride in their work, provides excellent customer service, and is ready to take on additional leadership responsibilities.
Key Responsibilities
- Assist the Maintenance Supervisor with coordinating daily maintenance operations and Service Team activities.
- Help maintain a safe, clean, attractive, and well-functioning community.
- Complete resident service requests accurately, professionally, and in a timely manner.
- Perform general maintenance and repairs involving HVAC, plumbing, electrical, carpentry, appliances, and other building systems.
- Prepare vacant apartment homes for occupancy according to established turnover schedules and quality standards.
- Perform preventative maintenance throughout apartment homes, buildings, common areas, and community grounds.
- Assist with troubleshooting maintenance issues and identifying repairs needed to maintain or improve the property.
- Help maintain appropriate inventories of tools, equipment, parts, and maintenance supplies.
- Maintain a clean, organized, and safe maintenance shop.
- Assist with overseeing vendors, contractors, and suppliers as needed.
- Maintain accurate work-order documentation, including materials used and work completed.
- Assist with move-out inspections when necessary.
- Participate in the rotating on-call schedule and respond to after-hours maintenance emergencies.
- Perform snow and ice removal from sidewalks, parking areas, and other designated areas when required.
- Maintain assigned company vehicles, tools, and equipment.
- Assist with training and supporting other members of the Service Team.
- Follow company safety procedures and applicable OSHA, Fair Housing, and other regulatory requirements.
- Maintain knowledge of the property's buildings, utility shutoffs, emergency systems, water lines, and other critical infrastructure.
- Temporarily assume Maintenance Supervisor responsibilities when needed.
- Perform other duties and maintenance projects as assigned by the Maintenance Supervisor, Property Manager, or Regional Management.
Qualifications
- Minimum 1 year of related apartment, building, or facilities maintenance experience.
- High school diploma or equivalent required; vocational or technical training in HVAC, plumbing, electrical, mechanical systems, or a related field preferred.
- General working knowledge of HVAC, plumbing, electrical, carpentry, appliance repair, and preventative maintenance.
- EPA certification for handling refrigerants, or actively working toward certification.
- HVAC certification or relevant HVAC training preferred.
- Previous experience providing leadership, training, or guidance to maintenance team members is a plus.
- Ability to read and understand safety procedures, maintenance instructions, manuals, diagrams, and work orders.
- Strong troubleshooting and problem-solving skills.
- Ability to prioritize multiple service requests and projects in a fast-paced environment.
- Strong communication and customer-service skills.
- Professional, dependable, team-oriented, and self-motivated.
- Ability to participate in an on-call rotation and work a flexible schedule when business needs require.
Physical Requirements
This is an active, hands-on maintenance position. Candidates must be able to perform the essential functions of the position, with reasonable accommodations when applicable.
The position regularly requires standing, walking, reaching, bending, climbing, kneeling, crouching, and working with maintenance tools and equipment. Employees may be required to lift and/or move heavy equipment or materials weighing up to 100 pounds and work indoors and outdoors in varying weather conditions.
