Lead Maintenance Technician – Condominium Association

Position Summary

The Lead Maintenance Technician is responsible for overseeing the maintenance, repair, and upkeep of the condominium community's buildings, grounds, and common areas. This position performs hands-on maintenance while supervising maintenance staff, coordinating with contractors, and ensuring the property remains safe, clean, and well-maintained for residents.

Essential Duties and Responsibilities

  • Supervise and direct the daily activities of the maintenance team.
  • Perform preventive and routine maintenance on building systems and equipment.
  • Diagnose and repair main drain and irrigation plumbing, electrical, carpentry, painting, drywall, and other maintenance issues.
  • Inspect buildings, common areas, and grounds to identify maintenance needs and safety concerns.
  • Coordinate and oversee work performed by outside vendors and contractors.
  • Respond promptly to maintenance requests and emergency situations.
  • Maintain pools, parking areas, sidewalks, and other community amenities.
  • Ensure compliance with local building codes, OSHA regulations, and association policies.
  • Maintain maintenance logs, work orders, equipment records, and inventory of supplies.
  • Order maintenance materials and equipment within approved budgets.
  • Assist with preparation and execution of annual preventive maintenance plans.
  • Participate in on-call emergency response as required.
  • Maintain a professional and courteous relationship with residents, board members, management, vendors, and coworkers.

Qualifications

  • High school diploma or GED required.
  • Minimum of 5 years of property maintenance experience, with supervisory experience preferred.
  • Strong knowledge of irrigation and main drain plumbing, electrical, carpentry, painting, and general building maintenance.
  • Ability to troubleshoot and repair a variety of building systems and equipment.
  • Valid driver's license and reliable transportation.
  • Ability to read and understand technical manuals, blueprints, and work orders.
  • Strong communication, leadership, and organizational skills.
  • Proficiency using basic computer software for work orders and maintenance records is preferred.

Physical Requirements

  • Ability to lift up to 75 pounds.
  • Frequent walking, climbing ladders, kneeling, bending, and standing for extended periods.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to respond to emergency calls outside normal business hours.

Work Schedule

  • Full-time position.
  • May require evenings, weekends, holidays, and on-call availability for emergencies.
