General Position Summary

The Maintenance Technician supports the upkeep and operation of buildings, grounds, and amenities. This includes cleaning, light repairs, landscaping, and assisting with plumbing, electrical, carpentry, and painting projects under supervision. The role ensures safe, clean, and well-maintained communities.

Primary Responsibilities

Property Maintenance & Upkeep

  • Clean and maintain common areas, including leasing office, clubhouse, fitness center, restrooms, laundry rooms, and model apartments.
  • Conduct daily property walks; remove debris and report concerns to the Property Manager or Maintenance Supervisor.
  • Maintain curb appeal through pressure washing, painting curbs, and trash pickup.
  • Lock/unlock shared spaces and post notices as needed.
  • Assist with snow and ice removal when required.

Repairs & Technical Maintenance

  • Support basic plumbing, electrical, carpentry, drywall, flooring, and painting repairs under supervision.
  • Assist with concrete, masonry, or vinyl work when required.
  • Maintain proper documentation of all repairs and tasks.

Landscaping & Vendor Oversight

  • Perform mowing, trimming, fertilizing, edging, and pruning.
  • Monitor vendor performance if landscaping is outsourced; ensure compliance with contract standards.
  • Maintain landscaping tools and equipment safely and properly.

Safety & Inventory

  • Use appropriate personal protective equipment (PPE) and follow safety procedures.
  • Maintain an organized inventory of cleaning supplies and tools; request supplies as needed.
  • Participate in property inspections and maintenance walks.

Secondary Responsibilities

  • Operate a golf cart safely (if applicable).
  • Assist with seasonal pool care: cleaning, chemical testing, and logging (if applicable).
  • Transport equipment such as power washers, as needed (valid license and insurance required).

Supervisory Responsibilities

This position has no supervisory requirements.

Skills and Qualifications

Technical Skills

  • Basic understanding of general maintenance trades: plumbing, electrical, HVAC, carpentry, landscaping.
  • Ability to safely operate hand and power tools.
  • Familiarity with janitorial practices and light maintenance tasks.
  • Pool maintenance knowledge (preferred, if applicable).

Soft Skills

  • Strong communication and customer service abilities.
  • Ability to follow instructions, meet deadlines, and work independently or on a team.
  • Reliability, attention to detail, and safety awareness.

Experience and Education

  • High school diploma or equivalent preferred.
  • At least one (1) year of experience in property, commercial, or janitorial maintenance preferred.
  • Pool maintenance or janitorial experience a plus.
  • Knowledge of landlord/tenant law and fair housing practices is a plus.
  • Bilingual (Spanish) speaking skills preferred.

Work Environment & Physical Demands

  • Work may occur in outdoor or indoor environments and may include exposure to chemicals, machinery, and extreme weather.
  • May require work in confined spaces or heights up to 6 feet using ladders or stepstools.
  • Requires regular walking, standing, bending, climbing, and lifting up to 50 lbs.
  • Use of hands, wrists, and arms for repetitive motion.
  • Must supply appropriate workwear for outdoor and winter conditions (e.g., rain gear, hip boots, snow chains).
  • On-call availability required, including evenings, weekends, and holidays for emergencies.

Additional Job Details

  • Mileage Reimbursement for all business related travel.
  • $50 monthly cell phone stipend.
  • 5% shift differential for all after hours (10pm - 6am) emergency calls.
  • Must have a valid drivers license and auto insurance for all business related travel.
  • Travel requirements to Tyee Apartments.
  • Must have basic tools.
  • Optional onsite living with generous 20% discount for any size unit.
