Maintenance Technician

Job Summary

The Maintenance Technician is responsible for maintaining Grapevine Housing Authority properties in a safe, clean, and attractive condition. This role performs preventative maintenance, repairs, unit turns, and emergency response while providing excellent customer service to residents and supporting the Executive Director with day-to-day property operations.

Key Responsibilities

  • Perform maintenance and repairs on HVAC, electrical, plumbing, mechanical, carpentry, and building systems.

  • Complete work orders, emergency repairs, preventative maintenance, and unit make-readies in a timely manner.

  • Maintain buildings, common areas, and grounds to Housing Authority standards.

  • Perform repairs in accordance with HUD NSPIRE inspection requirements.

  • Respond to after-hours emergencies as part of an on-call rotation.

  • Maintain inventory of maintenance supplies, tools, and equipment.

  • Coordinate with contractors and vendors as needed.

  • Follow all safety policies and wear required PPE.

  • Communicate regularly with the Executive Director regarding maintenance priorities and project updates.

  • Provide professional, courteous service to residents, coworkers, contractors, and the public.

  • Perform other related duties as assigned.

Qualifications

Required

  • High school diploma or GED.

  • Five (5) years of residential or commercial maintenance experience.

  • Strong working knowledge of HVAC, electrical, plumbing, carpentry, and general building maintenance.

  • Ability to troubleshoot and repair multiple building systems.

  • Knowledge of applicable building, electrical, plumbing, HVAC, and life safety codes.

  • Ability to read blueprints and perform basic mathematical calculations.

  • Comfortable using computers, tablets, mobile devices, and inventory systems.

  • Excellent customer service and communication skills.

  • Valid Texas driver's license with an acceptable driving record.

  • Ability to work evenings, weekends, holidays, and participate in an on-call rotation.

Preferred

  • Experience working in public housing or multi-family residential maintenance.

  • Spanish-speaking ability.

Required Certifications

Candidates must possess at least one of the following:

  • EPA Type I, II, or Universal Refrigerant Certification

  • Maintenance Electrician License

  • Journeyman Electrician License

Equivalent combinations of education, certifications, and relevant experience will also be considered.

An Associate's degree or completion of a two-year accredited trade or technical program may substitute for up to two years of required experience.

Physical Requirements

  • Frequently stand, walk, climb ladders, kneel, bend, crawl, and work at heights.

  • Lift and carry up to 50 pounds.

  • Work indoors and outdoors in varying weather conditions.

  • Safely operate maintenance equipment and power tools.

Working Conditions

This position regularly works around moving machinery, electrical systems, heights, noise, dust, chemicals, extreme temperatures, and other typical maintenance hazards. Required personal protective equipment (PPE) must be worn at all times.

Additional Requirements

Employment is contingent upon successfully completing:

  • Federal/National criminal background check

  • Pre-employment drug screening

  • Physical examination

  • Functional Capacity Evaluation (Level 2)

  • Must pass a pre-employment basic physical, drug screen, functional assessment screening (Level 2), and must not exceed weight limit of 350 lbs.
