Property Manager – Small Bay Industrial

Stewart St, Madison, WI | Full-Time | On-Site | $75,000/year

Outrig is a rapidly growing owner/operator of high-end RV, boat, and small-bay storage and industrial properties across the United States. We invest in new technologies, services, and amenities to deliver a best-in-class experience for our customers. As we continue to expand our portfolio, we're looking for a hands-on Property Manager to lead our Small Bay Industrial property on Stewart St in Madison, WI.

The Role

We're seeking a highly organized, proactive, and handy Property Manager to oversee day-to-day operations at our Stewart St small bay industrial site. Our tenants are local businesses (contractors, trades, light manufacturers, distributors, and service companies) that depend on their space to run their operations. You'll be the primary point of contact between ownership, tenants, vendors, and our brokerage team, keeping the property running smoothly, well maintained, and fully leased.

This is a hybrid property manager and maintenance role. Beyond managing leases, tenants, and budgets, you'll roll up your sleeves and handle basic maintenance and repairs yourself, bringing in vendors for larger or specialized work. Schedule: Full-time, on-site in Madison, WI.

What You'll Do

Property Operations & Maintenance

  • Oversee daily operations of the property, including building exteriors, parking and drive areas, landscaping, and common areas.
  • Perform basic maintenance and repairs, such as overhead door adjustments, light fixture and bulb replacement, minor plumbing and electrical fixes, drywall and paint touch-ups, and general unit repairs.
  • Monitor building systems (HVAC, overhead doors, lighting, roofing, drainage, and security/access control) and troubleshoot issues as they arise.
  • Conduct regular property and unit inspections to ensure the site meets Outrig's standards.
  • Manage seasonal upkeep, including coordinating snow and ice removal to keep the site safe and accessible for tenants all winter.
  • Identify when a job requires a licensed contractor and coordinate that work efficiently.

Leasing Support

  • Build a strong working knowledge of the Madison small bay industrial market, including lease rates, vacancy, and competing properties.
  • Partner with our brokerage team to drive new leasing and renewals: show units, prep spaces for incoming tenants, and help close deals.

Tenant Relations

  • Be the friendly, responsive, go-to contact for tenant businesses on-site and by phone and email.
  • Manage move-ins, move-outs, and everything in between, making sure units are clean, functional, and move-in ready.
  • Respond promptly to tenant maintenance requests and keep tenants informed through resolution.
  • Coordinate site access for vendors, contractors, and special requests.

Vendor & Contract Management

  • Hire, manage, and hold outside vendors and contractors accountable for quality, on-time work.
  • Keep vendor contracts current and monitor performance.
  • Competitively bid upgrades and services to get the best value.

Financial & Administrative

  • Collect rent, track delinquencies, and follow up with tenants on past-due balances.
  • Review invoices, track expenses, and help manage the property budget.
  • Support FP&A with monthly reporting and partner with accounting on annual budget preparation.
  • Maintain organized records of leases, repairs, communications, and site activity in our property management software.

Compliance & Risk Management

  • Ensure the property complies with applicable codes, safety standards, and regulations.
  • Proactively identify risks and take steps to keep the property safe and secure.

What You Bring

  • 3+ years of commercial property management experience, ideally in industrial, flex, storage, or mixed-use settings.
  • Working knowledge of basic building maintenance (overhead doors, HVAC basics, minor electrical and plumbing, general repairs) and a willingness to do hands-on work.
  • Experience managing third-party vendors and contractors.
  • Strong interpersonal and communication skills with a genuine focus on tenant service.
  • Solid understanding of commercial lease terms and vendor contracts.
  • Proficiency with property management software (Yardi, MRI, or similar); DoorLoop experience a plus.
  • Highly organized, able to juggle multiple priorities, budgets, and timelines.
  • A positive, resilient, team-player attitude and a willingness to wear multiple hats.
  • Valid driver's license and reliable transportation.
  • Ability to lift up to 50 lbs, climb ladders, and work outdoors in all Wisconsin seasons.
  • Bachelor's degree in Business, Real Estate, or a related field preferred; CPM or RPA designation a plus.
