Northland Concrete & Masonry (NCM) is a leading commercial concrete and masonry contractor specializing in complex commercial, industrial, institutional, and large-scale construction projects. Our work includes structural concrete, foundations, slabs, formwork, masonry, and specialty scopes.
At NCM, technology and construction come together. The Project Engineer / BIM Modeler plays a critical role in translating construction drawings and project requirements into accurate 2D and 3D models that support estimating, coordination, scheduling, and field execution. This position works closely with Project Managers, Estimators, Project Engineers, Superintendents, Foremen, and other project stakeholders to identify conflicts, improve constructability, and provide field teams with reliable model-based information.
Key Responsibilities
BIM Modeling & 3D Model Development
- Develop and maintain accurate 2D and 3D BIM models for NCM's concrete and masonry scopes.
- Create project layout files using AutoCAD and develop 3D models using Revit, AutoCAD, SketchUp, or other applicable modeling platforms.
- Translate construction drawings, specifications, and project requirements into detailed models that reflect NCM's scope of work.
- Model concrete, masonry, structural elements, embeds, openings, elevations, formwork, and other project components to appropriate construction tolerances.
- Update models and layouts as drawings, specifications, and project scopes change.
- Incorporate information from other trades, including structural steel, precast, elevators, anchor bolts, and other building systems.
- Develop custom 3D visuals and model views to communicate construction conditions and installation requirements.
- Create field-use models and visuals that allow NCM's field teams to better understand and execute construction activities.
- Identify column heights, formwork requirements, elevations, embeds, and other critical dimensions through model development.
- Maintain accurate model organization, version control, and project documentation.
BIM Coordination & Constructability
- Review design drawings and models for coordination, accuracy, completeness, and constructability.
- Identify conflicts between NCM's scope and other trades and communicate potential issues before they reach the field.
- Coordinate building geometry across architectural, structural, and specialty trade drawings.
- Review CMU coursing, door frames, floor elevations, slopes, drainage, brick ledges, and other conditions that impact concrete and masonry construction.
- Participate in BIM, design, and coordination meetings with project teams, general contractors, consultants, and other trades.
- Prepare models, drawings, visuals, and supporting documentation for coordination meetings.
- Track drawing revisions, ASIs, PRs, and other project changes and incorporate applicable updates into project models.
- Develop RFIs when drawing or coordination issues are identified and work with Project Managers and Project Engineers to resolve them.
- Help ensure field teams and project stakeholders are working from current and coordinated information.
Concrete & Masonry Modeling
- Develop detailed models and drawings for NCM's concrete and masonry scopes, including:
- Structural concrete
- Foundations
- Slabs-on-grade
- Post-tensioned structures
- CMU and brick masonry
- Formwork
- Embeds and openings
- Construction joints
- Floor elevations and slopes
- Drainage requirements
- Create CMU elevations and model brick ledge and grade conditions to support accurate material quantities.
- Develop control joint plans for slabs-on-grade, masonry, brick, and site work.
- Create slope studies and review drainage conditions to confirm positive drainage and appropriate ADA requirements within construction tolerances.
- Develop floor finish plans and review finish requirements, mix designs, reinforcement, slopes, and other conditions affecting concrete placement and finishing.
Preconstruction & Estimating Support
- Support project pursuits by developing 3D models for visualization, quantity analysis, constructability, and scheduling.
- Use BIM models to assist with quantity takeoffs and provide quantity breakdowns to Project Managers and Estimators.
- Assist with evaluating project scope, construction sequencing, and site logistics.
- Develop visuals to support planning for pump truck locations, tower cranes, material staging, and other site logistics.
- Assist with identifying potential scope changes and provide model-based information to support change-order pricing.
Construction Sequencing & Field Applications
- Develop project sequencing visuals to communicate construction phasing and installation requirements.
- Identify construction joint locations and quantities for post-tensioned structures.
- Use BIM models to support project scheduling, manpower planning, formwork planning, and material coordination.
- Provide field teams with model-based information and visuals to assist with construction layout and installation.
- Work directly with Superintendents and Foremen to understand field conditions and help resolve technical or constructability issues.
- Assist field personnel with plan reading, drawing interpretation, and use of BIM/modeling information.
- Serve as a technical resource connecting project management, engineering, BIM, and field operations.
Submittals & Project Documentation
- Review and coordinate internal subcontractor submittals, including rebar and formwork shop drawings.
- Review applicable submittals from other trades, including structural steel, precast, elevators, anchor bolts, and other specialty scopes.
- Identify conflicts or discrepancies between submittals, drawings, models, and NCM's scope.
- Coordinate product data and documentation for project approvals.
- Maintain accurate project information and documentation within PlanGrid and other NCM systems.
- Upload and organize drawings, models, submittals, RFIs, special instructions, site logistics plans, tower crane plans, and other project documentation.
- Ensure current drawings and project information are communicated to the appropriate project and field teams.
Project Support
- Support Project Managers, Estimators, Superintendents, and Foremen with technical project needs.
- Provide accurate quantity information for concrete, CMU, brick, and other materials.
- Create elevations and documentation necessary to support accurate material orders.
- Assist with procurement and planning of formwork and other project requirements.
- Support project teams as needed throughout preconstruction, construction, and closeout.
What We're Looking For
- Experience with BIM/VDC, construction modeling, architectural/structural modeling, or a related construction technology field.
- Experience with Revit, AutoCAD, and/or SketchUp. Experience with Bluebeam is a plus.
- Strong understanding of 2D and 3D modeling principles.
- Ability to read and interpret construction drawings, architectural plans, structural drawings, and specifications.
- Understanding of construction methods, sequencing, and constructability.
- Experience coordinating models and drawings across multiple trades.
- Strong attention to detail and ability to identify discrepancies, conflicts, and constructability issues.
- Experience developing models or visuals for field construction is highly valued.
- Construction industry experience, particularly commercial concrete, masonry, structural construction, or specialty contracting, is preferred.
- Experience with quantity takeoffs, estimating, RFIs, submittals, or project documentation is a plus.
- Strong communication and organizational skills.
- Ability to work collaboratively with both office and field teams.
- Ability to manage multiple projects, priorities, and deadlines.
- Willingness to learn construction processes and develop expertise in concrete and masonry.
