Job Description
Job DescriptionDescription:
Leasing Specialist
Legendary Service. Operational Excellence.
A real base, not a draw. Monthly commissions on top. We are looking for a closer who is tired of being the top producer at a place that does not pay like it.
About You
You measure your week in tours booked and leases signed. You know your conversion rate without looking it up. You have been the person carrying the board, and you have a pretty clear sense of what that is worth.
You build rapport fast, but that is not what makes you good. What makes you good is that you work the pipeline when nobody is watching. You make the seventh call. You remember that the prospect from two weeks ago said she was waiting on a job offer, and you follow up the day she said to. You log it, because the lead you forget is the lease you lose.
You want to compete and you want it to be visible. You want to know where you stand, and you want the people around you to be as serious about it as you are.
Ask yourself
- Are you a self-sufficient closer who is being held back in your current environment?
- Do you work your follow-up cadence relentlessly, including the leads that have gone quiet?
- Do you build rapport quickly and juggle multiple prospects without losing the close?
- Are you accountable to your numbers and proud to compete openly with your team?
- Do you want to be running your own community one day, and see leasing as the place to prove it?
If that is you, apply today. If you want a quiet front desk job, this is not it.
About SAIL
SAIL is a Twin Cities multifamily property management and marketing firm. Our standard is simple: Legendary Service. Operational Excellence. We run a concierge-style operation across market-rate, luxury, and affordable communities. We invest in the people who drive results, we track what success looks like, and we recognize the people who deliver it consistently. We are building a best-in-class leasing team and we want top performers at the center of it.
Our core values
- Giving Our Personal Best
- Intellectual Curiosity
- Valuing Relationships
- Enthusiasm
About the Role
The Leasing Specialist is one of the primary drivers of occupancy, revenue, and prospect experience at an assigned community or small portfolio. You will own your pipeline from first inquiry through signed lease, working a disciplined sales process and closing business consistently.
Reports to the Business Manager.
Key Responsibilities
Own Your Pipeline and Close Business
Convert qualified leads to signed leases with strong, consistent closing ratios. Work a disciplined sales process from first contact through move-in. Manage your calendar, your follow-up, and your tour volume to maximize results.
Work the Follow-Up
Respond fast and follow up on a structured cadence until the prospect leases or tells you no. Re-engage leads that have gone quiet. Log every touch in CRM, because a pipeline you cannot see is a pipeline you cannot work.
Deliver a Memorable Prospect Experience
Tour prospects with warmth, professionalism, and clarity across every channel, including in person, phone, email, text, and video. Listen actively and tailor your approach to what each prospect cares about most. Deliver Legendary Service from first contact through move-in.
Manage Speed and Accuracy in Systems
Practice strong speed-to-lead response in CRM and Yardi. Keep listings, availability, pricing, and promotional details accurate and current. Track your own conversion metrics and know your numbers.
Apply Fair Housing Consistently
Treat every prospect the same way, every time, and apply screening criteria exactly as written. This is non-negotiable, and we will train and support you on it.
Push the Standard Forward
Partner with the site team and leasing leadership. Share what is working, bring ideas that improve tours and conversion, and raise the bar at your community.
What Winning Looks Like in Your First 6 to 12 Months
- Consistently strong conversion from inquiry to tour, and tour to lease
- Speed-to-lead within SAIL standard, consistently
- A documented, worked pipeline with no leads going dark unintentionally
- Positive feedback from prospects, residents, and the site team
- Pricing, availability, and listings accurate at all times
- Recognition as a contributor who raises the standard, not just meets it
Where This Goes
Leasing is where the best operators start. If you want to run a community, this is the seat that proves you can. Perform here and the path to Assistant Business Manager and then Business Manager is real, with mentorship and paid certification support along the way.
If you would rather stay in leasing and out-earn everyone, that works too. Both are respected here.
What You'll Get
- Base salary $46,000 to $50,000, plus monthly leasing commissions and quarterly performance bonuses. Total earnings well above base for top performers
- Medical, dental, vision, 401(k), paid time off, company holidays, MN Earned Sick and Safe Time
- Exposure to a diverse portfolio of communities, product types, and price points
- A leadership team that recognizes top performers and competes openly
- A clear path toward Assistant Business Manager and Business Manager if you want it
- Clear expectations, real accountability, and a culture that rewards results
