We’re looking for a dynamic and results-driven Commercial Property Manager (CPM) to lead the day-to-day success of a diverse portfolio of retail and commercial properties. In this key role, you’ll be at the center of operations—driving financial performance, enhancing tenant experiences, and ensuring each asset is maintained to the highest standards.
As the CPM, you’ll take ownership of both the big picture and the details—balancing operational efficiency with strategic oversight to maximize property value and long-term performance. You’ll serve as a trusted partner to tenants, vendors, and internal stakeholders while delivering exceptional service and measurable results.

- Coordinate leasing activities and support occupancy and revenue goals
- Manage budgets, track financial performance, and drive cost efficiencies
- Oversee vendors and service providers to ensure quality and compliance
- Lead capital improvement projects and ongoing property enhancements
- Ensure compliance with company standards, policies, and regulatory requirements

Essential Duties and Responsibilities
Property Operations
- Manage daily operations of assigned retail and commercial property portfolio.
- Ensure properties are well maintained, safe, and compliant with local regulations and company standards.
- Conduct regular property inspections to monitor maintenance needs and property conditions.
- Coordinate preventative maintenance programs and capital improvement projects.
Financial Management
- Develop and manage annual operating budgets and capital expenditure plans.
- Monitor financial performance, including revenue, operating expenses, and net operating income (NOI).
- Review and approve invoices, vendor payments, and operating expenses.
- Analyze financial reports and recommend strategies to improve asset performance.
- Ensure timely rent collection and manage delinquency processes.
Tenant Relations
- Serve as the primary point of contact for tenants and maintain strong tenant relationships.
- Address tenant concerns, service requests, and operational issues in a timely manner.
- Coordinate tenant improvements, buildouts, and move-ins/move-outs.
- Ensure compliance with lease terms and property rules.
Leasing & Marketing Support
- Collaborate with leasing teams to maintain high occupancy levels.
- Assist with lease negotiations, renewals, and amendments as needed.
- Monitor market trends and competitive properties to maintain property competitiveness.
Due-Diligence of Commercial Acquisition
- Examine existing leases to verify key terms, inconsistencies, and risk of ownership
- Coordinate and review physical inspections. Flag deferred maintenance, capital expenditure needs, and potential safety or regulatory & compliance issues.
- Engage with current tenants to assess likelihood of renewal, uncover unreported issues, and confirm lease terms.
- Analyze historical operating statements, service contracts, vendor agreements, and utility costs to identify opportunities for efficiency or cost savings.
Vendor & Contract Management
- Manage relationships with service vendors and contractors.
- Negotiate service contracts and ensure quality and cost efficiency.
- Oversee janitorial, landscaping, security, and maintenance services.
Compliance & Risk Management
- Ensure compliance with lease agreements, company policies, and regulatory requirements.
- Monitor insurance requirements, safety protocols, and risk mitigation measures.
- Maintain accurate property records, reports, and documentation.
Team Leadership
- Supervise on-site property management staff, maintenance personnel, and administrative staff as applicable.
- Provide leadership, training, and performance management for assigned team members.
- Work closely with accounting department, asset manager, and operations managers.
Qualifications
Education
- Bachelor’s degree in Real Estate, Business Administration, Finance, or related field preferred.
Certifications
- Certified Property Manager (CPM) designation preferred.
Experience
- Minimum 5–7 years of commercial property management experience.
- Experience managing retail centers, shopping centers, or mixed-use commercial properties preferred.
- Experience managing property financials and budgets.
- Experience in working with contractors and vendors

- Excellent communication and organizational skills.
- Property management software.
- Microsoft Office Suite (Excel, Word, Outlook).
- Financial reporting and budgeting tools.
- Knowledge of vendor & contract agreements
Physical Requirements
- Ability to walk the property and perform inspections.
- Ability to lift up to 25–50 pounds occasionally.
- Work both indoors and outdoors in varying weather conditions.
