Andover Management Group and Columns Apartments in Bowling Green, KY is looking for an individual to be a Maintenance Supervisor of a 150 unit Property. Candidates must have previous maintenance supervisory experience, proven track record of leadership and organization. We offer full medical and dental insurance and 401K
Responsibilities included but not limited to:
· Ensure that the physical aspects of the property meet the company's established standards and any applicable laws.
· Lead and manage the on-site maintenance staff and participates in the diagnosis of problems and repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliance.
· Work with and develop relationships with third party vendors as necessary on projects that are not able to be handled by the on-site maintenance staff
· Be aware of new city and state governmental regulations and restrictions concerning maintenance procedures and/or health, safety and environment.
· Provide leadership and/or assist leasing and management staff as necessary in emergency situations.
· Attend and participate in technical training programs to maintain personal skill level
· Ensure all service requests and repairs are made correctly and in a timely manner
· Maintain an organized, clean and safe work area
· Communicate effectively with residents, fellow Associates, vendors and supervisors
· Inspect grounds, buildings, and other community features as required to minimize liability concerns
· Ensure adherence to the company's safety programs, policies and procedures
Qualifications:
· High degree of flexibility and tolerance for change
· Ability to train, develop, lead and mentor
· Superior written and verbal communications skills
· Organized and detail-oriented
· Customer-service focused
· Minimum of a high school diploma or equivalent
· 3+ years of on-site property management/facility maintenance experience
· Must have HVAC certification
· Must have a valid driver’s license and be able to drive
