POSITION SUMMARY: The Groundskeeper is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential apartments.
RESPONSIBILITIES:
- Maintaining a professional image and attitude in keeping with the objectives of the company and the resident’s welfare.
- Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings.
- Responsible for daily upkeep of the property buildings and grounds which includes cleaning and removing of trash.
- Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company.
- Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
- Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all times.
- Responsible for courteous, efficient response at all times.
- Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
- Responsible for thorough knowledge of management company policies and property community policies.
- Assist in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.
- Assist Maintenance Supervisor/Property Manager and/or perform assigned maintenance tasks in a timely manner.
- Assist in the cleaning of available apartments and or models.
- Assist in the troubleshoot/repair of mechanical, carpentry and electrical problems.
- Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor.
- Meticulously maintains curb appeal.
- Spreads salt on public passageways to prevent ice buildup and assist maintenance team with snow removal (if applicable).
- Assist management team with other various tasks required.
- Ensures that unsafe conditions are corrected in a timely manner.
- Learns and ensures compliance with all company, local, state and federal safety rules.
- Immediately report all unsafe conditions.
QUALIFICATIONS:
- High School Diploma or General Education Degree (GED)
- Operate vehicle and driver’s license required according to community needs.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
- Ability to understand instructions and communicate in basic English
