Job Description*** Must Interview IN-PERSON - No Relocation Assistance ***Job Description:Perform a wide variety of maintenance duties for two properties which are near by each other. Assists and works under the direct supervision of the Resident Manager or Maintenance Supervisor performing necessary repairs and preventive maintenance on rental units. Maintain an adequate supply of rental units ready for occupancy and sales presentations. This position is expected to be able to repair and maintain most items on a property without assistance from outside vendors. Provide support to the Maintenance Supervisor and may be required to handle on-call duty, as necessary.
Responsibilities:
- Replace locks and re-key if necessary
- Ensure security and functioning of doors and windows by testing and repairing as needed
- Check condition of/clean carpet, floor tile, repair and/or replace as necessary
- Check walls and patches; performs all repairs related to interior walls and doors
- Check electrical fixtures, replace bad lights, plugs, switches, etc
- Check plumbing, hot water heater, drain/supply lines, faucets, commode, tub, shower, repairs when necessary
- Test smoke alarms and replace if defective
- Check operation of appliances and report defective appliances
- Change A/C filter, check the coils, clean when necessary
- Caulk counter tops, sinks, bathtubs, etc as needed
- Maintain a written status and make ready check list
- Perform written resident work orders assigned by supervisor within 24 hours
- Performs annual unit inspections
- Ensure the turnover of units (make-ready) within 5 days
- Paint and touch up common areas as needed or scheduled by supervisor
- Maintain adequate stock of materials, notifying supervisors when to reorder in a timely manner
- Maintain accurate inventory of all tools and parts
- Maintain tools and equipment in good safe working order
- Incorporate both safety and customer service in the performance of all job duties
Qualifications:
- 2+ Year of related apartment maintenance experience
- Knowledge and skills in Plumbing, Electrical, and General Maintenance
- Must be able to read and comprehend manufacturer and product label directions
- Must have written skills to complete reports and verbal skills to clarify and explain
- Hawaii Driver's License with clean DMV and reliable transportation
- Regular and predictable attendance
Schedule: Monday - Friday (7:00am-4:30pm)Payrate: $28 per hourJob Location: Honolulu Area (rotating between two properties in close location)** WEEKLY PAY ** Health Insurance and Paid Holidays available **
