We are seeking an experienced and highly motivated Multifamily Property Manager to oversee the day-to-day operations of a well-maintained 176-unit apartment community in Dallas, Texas.

The property consists of 16 two-story walk-up buildings and currently maintains approximately 96% occupancy. The community has been under the same ownership for approximately 20 years, providing a stable and established operating environment. Our current Property Manager is retiring, and we are looking for an experienced professional to take over the management of the property and maintain its strong performance.

This is an on-site management position, with the Property Manager working from the property's leasing office.

Key Responsibilities

The Property Manager will be responsible for the overall operation and performance of the apartment community, including:

  • Maintain occupancy in the high-90% range while ensuring qualified tenant selection.
  • Manage all aspects of leasing, renewals, vacancies, rent collection, and tenant relations.
  • Develop and manage digital marketing and online advertising initiatives to promote available units, generate qualified leads, strengthen the property's online presence, and support occupancy goals.
  • Oversee the property's daily operations and ensure the community remains well maintained.
  • Manage, supervise, hire, and when necessary terminate an on-site staff of approximately 4–5 employees.
  • Hire, coordinate, and supervise outside contractors and vendors as needed.
  • Monitor maintenance activities, repairs, property appearance, and overall condition.
  • Provide ownership with clear and timely daily, weekly, and monthly progress and operational reports.
  • Monitor property income, expenses, collections, vacancies, and operating performance.
  • Address tenant concerns and operational issues promptly and professionally.
  • Perform all other standard property management responsibilities associated with operating a 176-unit multifamily residential community.

Qualifications

  • Minimum 10 years of multifamily property management experience required.
  • Demonstrated experience managing a sizable apartment community.
  • Strong leasing and occupancy-management experience.
  • Proven ability to manage and supervise on-site employees.
  • Experience hiring and supervising contractors and vendors.
  • Strong organizational, communication, leadership, and problem-solving skills.
  • Ability to communicate effectively with property ownership and provide regular performance reporting.
  • Hands-on management approach and ability to work on-site from the leasing office.
