Department: Maintenance

Compensation: Range $22-$24
Reports To: Maintenance Supervisor
Employment Status: Full-Time, Non-Exempt
Regular Hours: Monday – Friday, 8:30 AM – 5:00 PM

Position Summary

Under the direction and general supervision of the Maintenance Supervisor, the Maintenance Technician II is responsible for performing all duties of a Maintenance Technician I while providing advanced maintenance support, including troubleshooting and repairing appliances, completing property repairs, and ensuring a high level of service for residents and company properties.

The Maintenance Technician II demonstrates strong technical skills, problem-solving abilities, and a commitment to completing work efficiently while maintaining company standards, safety procedures, and the “One and Done” philosophy.

Essential Functions

  1. Reads, understands, and completes assigned Work Orders in a timely and efficient manner.
  2. Obtains necessary materials, tools, and supplies required to complete Work Orders.
  3. Performs all duties and responsibilities of a Maintenance Technician I.
  4. Troubleshoots, diagnoses, and repairs appliances and other maintenance-related issues.
  5. Utilizes a variety of hand tools and power tools safely and effectively.
  6. Maintains, cleans, and properly stores products, tools, and equipment used daily.
  7. Maintains work areas in a clean, safe, and organized manner.
  8. Completes assigned projects within the established timeframe.
  9. Completes all assignments in accordance with the company’s “One and Done” philosophy by ensuring work is completed correctly the first time.
  10. Communicates with residents to confirm satisfaction with completed work and addresses any concerns professionally.
  11. Prepares and maintains accurate work records in accordance with Department procedures and company requirements.
  12. Performs all work safely and follows OSHA requirements and Company safety standards.
  13. Attends Department meetings, training sessions, and other required company meetings.
  14. Follows all Company policies, procedures, Employee Handbook guidelines, and operating standards.
  15. Performs work both indoors and outdoors in various weather conditions. Travels to assigned job sites as needed. Must be able to stand, bend, climb ladders, kneel, and perform physical maintenance tasks. Must be able to lift and carry objects weighing up to 50 pounds frequently without assistance. Must possess sufficient eyesight and attention to detail to accurately troubleshoot and repair resident maintenance issues.
  16. Maintains excellent attendance and reliability to ensure responsibilities are consistently met. The normal work schedule is Monday through Friday; however, may be required to complete projects, respond to emergencies, or perform assigned duties during weekends, holidays, or on-call rotations.

Additional Functions

  1. Performs other duties and responsibilities as assigned by the Maintenance Supervisor.

Minimum Requirements

  • Ability to read instructions, understand written procedures, and communicate effectively in English.
  • High school diploma or GED required.
  • Minimum of six (6) years of experience in multiple maintenance trades.
  • Valid State Driver’s License required.
  • Demonstrated ability to safely operate hand tools and power tools related to various maintenance trades.
  • Strong troubleshooting skills with the ability to apply sound judgment, common sense, and problem-solving techniques.
  • Ability and commitment to complete projects efficiently and accurately.
  • Strong customer service skills with the ability to communicate professionally with residents, team members, and vendors.

Physical Requirements

The Maintenance Technician II must be able to perform physical duties associated with property maintenance, including standing for extended periods, walking, bending, climbing ladders, kneeling, lifting, and carrying materials and equipment. The position requires the ability to work in various environments and weather conditions while maintaining safety and quality standards.
